Unless otherwise stated in the context, the terms and expressions defined in your assured short-hold tenancy agreement have the same meanings in this cancellation policy.
Bookings before May 1, 2024
If you signed a lease agreement before May 1, 2024, and have not yet collected your room keys, you can cancel the lease by written or email notice to the property manager before May 1, 2024, without any penalty. On May 1, 2024, or later bookings
If you signed a lease agreement on or after May 1, 2024, and the lease has not taken effect and you have not collected room keys, you can cancel the lease by written or email notice to the property manager within fourteen (14) days ("cooling-off period") from the date of signing the lease. Once we receive such notice, we will acknowledge receipt, cancel your lease, and refund your pre-paid rent of £250.00, as well as any other rent you may have paid.
Bookings for the 2nd or 3rd term starting after January 1, 2024
If you have signed a lease for a term booking, you may cancel the lease by written or email notice to the property manager within 8 weeks before the start of the lease without any penalty. Upon receipt of the notice, we will acknowledge and cancel your lease, and refund your pre-paid rent of £250.00, as well as any other rent you may have paid.
You can also cancel the lease at any time within fourteen (14) days from the date of signing the lease ("cooling-off period"), unless the lease has taken effect and you have not collected the keys. During the cancellation period, you can notify the property manager in writing or by email to cancel the lease. Upon receipt of the notice, we will acknowledge receipt, cancel your lease, and refund your pre-paid rent of £250.00, as well as any other rent you may have paid.
Cancellation outside the cooling-off period
Outside the cooling-off period, you can request cancellation of the lease by written or email notice to the property manager. However, you are still obligated to pay the rent until a suitable replacement tenant is found.
Cancellation due to visa refusal
If you have not successfully obtained a travel and study visa, we can assist you. Firstly, if you intend to study elsewhere, we can transfer you to our other accommodations worldwide. If you do not intend to study elsewhere, or if we have no vacancies in your new study city/town, we will terminate your tenancy agreement provided that you meet the following conditions:
You request termination of the contract in writing or by email to the apartment manager within 3 days of receiving the refusal letter: and
Provide a copy of the refusal letter from the embassy or visa office to the manager.
If your lease has already started, you are still responsible for paying the rent until we receive the above materials.
Cancellation due to failure to receive a letter of acceptance
Only applicable to undergraduate freshmen
If you fail to receive an acceptance letter from the chosen university, don't worry, we can help. Firstly, if you intend to study elsewhere, we can transfer you to our other dormitories. If you do not intend to study elsewhere, or if we have no vacancies in your new study city/town, we will terminate your lease agreement provided that you meet the following conditions:
You submit a request for contract termination in writing or by email to the property manager before August 22, 2024; and
Provide a copy of the rejection letter from the university or UCAS to the manager.
Once we receive your application, we will confirm receipt and refund your pre-paid rent of £250.00, as well as any other rent you may have paid.
