Welcome to Awehome, the home of good services!

In order to use the services of Awehome, you should read and abide by this "Awehome User Agreement" (hereinafter referred to as "this Agreement"). This Agreement is a legal agreement between the user and Awehome, and is a general term for the user to register an Awehome account and use the Awehome platform service or use the Awehome platform service directly without registering. Please read and fully understand the terms of this Agreement carefully, especially the terms of exemption or limitation of liability, jurisdiction and applicable law. Some content may be highlighted in bold or underlined to remind you to pay attention. If you do not agree with the provisions of this Agreement, you should immediately stop the registration process or stop using the Awehome platform service; if you continue to visit and use the Awehome platform service, it is deemed that you have known and fully agreed to all the terms of this Agreement.

Awehome Collection Good Home Platform, hereinafter referred to as "Platform", refers to Awehome Collection Good Home App, Awehome Collection Good Home WeChat Mini Program, Awehome Collection Good Home WeChat Official Account or website awehome.com Awehome Collection Good Home PC website and mobile website. Awehome Collection Good Home Platform is an Internet platform dedicated to providing users with real estate information search services, real estate rental online trading services and network promotion services.

Users, hereinafter referred to as "you", refer to legal entities, social organizations, natural persons or other social organizations with full civil rights and capacity for action who register or log in to the Awehome platform to use Awehome products or services. Users can be divided into registered users and non-registered users according to whether they have gone through the registration process. Registered users refer to those who have completed the entire registration process on the Awehome platform and use Awehome services or Awehome materials. Non-registered users refer to those who do not register, log in directly to the Awehome platform, or use Awehome services or Awehome materials directly or indirectly through other methods allowed by the Awehome platform. According to the way users use Awehome services, they can be divided into enterprise users and consumer users. Enterprise users refer to those who publish house information, trade houses online or provide other services to consumer users through Awehome. Enterprise entities may use other back-end systems provided by Awehome, and their use rules shall be separately stipulated. Consumer users refer to those who search for houses, trade houses online or use other services provided by Awehome.

The parties to this Agreement include Awehome Jiho Home Platform, which provides technical and consulting services, and its affiliates as one party, collectively referred to as "Awehome Jiho Home", and you as the other party.

Upon completing all registration procedures or using Awehome's platform services in other ways permitted by Awehome, you will be bound by this agreement after filling in the information according to the registration page prompts, reading and agreeing to this agreement.

The content of this agreement includes the text of this agreement. When you use Awehome's specific services or systems, the service may have separate agreements, related business rules, announcements, help, instructions, general terms, etc. (hereinafter referred to as "rules"). All rules issued or to be issued by Awehome in the future on the Awehome platform (APP, mini program, PC, etc.) are an integral part of this agreement and have the same legal effect as this agreement. Unless otherwise expressly stated, all services provided by Awehome and its affiliates (hereinafter referred to as "Awehome Platform Services") are subject to this agreement. You agree to accept and comply with the provisions of this agreement. If you do not agree to the provisions of this agreement, you should immediately stop the registration process or stop using the Awehome Platform Services; if you continue to visit and use the Awehome Platform Services, it is deemed that you have known and fully agreed to the contents of this agreement.

This agreement states that your use, browsing or visiting of the Awehome Jiahao App, Awehome Jiahao WeChat Mini Program, Awehome Jiahao WeChat Official Account or website awehome.com, Awehome Jiahao PC website and mobile website and related services are all considered to be using the Awehome Jiahao platform. If you log in to the Awehome Jiahao platform through WeChat or other third-party platforms, you will be subject to this Terms of Use when visiting the Awehome Jiahao platform. You must comply with this Terms of Use when using the Awehome Jiahao platform, so please read this Terms of Use carefully before using the Awehome Jiahao platform. Using the Awehome Jiahao platform indicates that you accept and agree to comply with this Terms of Use. If you do not agree to this Terms of Use, please do not use the Awehome Jiahao platform. Access to the Awehome Jiahao platform does not guarantee that the Awehome Jiahao platform or its content will be permanently available or uninterrupted. The access to the Awehome Jiahao platform is temporary. Awehome Jiahao may suspend, cancel, interrupt or change all or any part of the Awehome Jiahao platform without notice. If the Awehome Jiahao platform is unavailable at any time or for any period of time for any reason, Awehome Jiahao shall not be liable. You are responsible for all arrangements necessary for accessing the Awehome Jiahao platform. You are also responsible for ensuring that any person accessing the Awehome Jiahao platform through the Internet is aware of and complies with this Agreement and the other applicable terms and conditions listed above.

When you complete the registration process or use the Awehome platform services in other ways allowed by Awehome, you should be a natural person, legal person or other organization with corresponding civil capacity. If you do not have the qualifications of the above subject, you and your guardians or legal guardians (hereinafter referred to as "guardians") shall bear all the consequences caused thereby, and Awehome has the right to cancel your account and seek compensation from you and your guardians.

3.2Awehome takes the security of the collection and use of personal information of minors very seriously. Any minor participating in online activities should obtain the consent of their guardian which can be verified in advance and abide by the "National Convention on Network Civilization for Minors". The guardian should bear the primary responsibility for the risks of minors' online activities and the protection of minors' related online privacy.

When you sign this agreement and complete the registration process, Awehome will provide you with a unique Awehome account number. You are responsible for the security of your user account, login password, payment password (if any), and verification code, and for any actions taken through your account, unless otherwise required by law or administrative or judicial authorities, and with the consent of Awehome. Your user account may not be transferred, borrowed, gifted, or inherited in any way (except for the property rights related to the account), and your login password, payment password (if any), and verification code may not be provided or disclosed to any third party. Otherwise, any losses caused to you (or Awehome, any third party) shall be borne by you (or be responsible for compensation), and Awehome shall not be liable for any losses.

If you discover anyone using your account improperly or any other situation that may jeopardize the security of your account, you should immediately contact Awehome customer service and notify Awehome to suspend or freeze the relevant services. You understand that Awehome needs a reasonable amount of time to take action on your request, and Awehome is not responsible for any consequences (including but not limited to any losses of yours) that have occurred before taking action.

If you use the online transaction services provided by Awehome, you acknowledge and voluntarily use the electronic contract service to sign the contract (or agreement), accept and recognize the electronic contract (or agreement) signed through the Awehome platform has the same legal effect as the paper contract (or agreement), and accept and recognize that your electronic signature and your handwritten signature have the same legal effect. You agree and irrevocably authorize Awehome as follows:

You applying to Awehome Jiahao for the third-party services (including but not limited to wallet services, electronic contract services, personal performance information services, financial product services, third-party payment services, etc.) is deemed as your agreement and authorization for us to provide your information to third parties cooperating with Awehome Jiahao. Your information includes but is not limited to the information you provide to Awehome Jiahao (such as your personal information, credit information, and CA digital certificate information, etc.) and the information you enter on the Awehome Jiahao platform.

Authorize Awehome Collection Home and its third-party partners to legally query or verify your information (except for those prohibited by laws, regulations and regulatory policies) through legal channels, and have the right to save, organize or process the obtained information based on your needs for using Awehome Collection Home. Awehome Collection Home and its third-party partners can continue to provide corresponding services to you based on the above information (including but not limited to using the information to promote to you and provide other more quality products or services). You shall bear all legal liabilities caused by your providing of false or invalid information.

4.3 Authorizes Awehome Collection Home and third parties providing electronic contract services to open electronic contract services (you must first pass the legal and effective real-name authentication conducted by Awehome Collection Home and its cooperating third parties, and obtain the corresponding CA digital certificate) according to the information you provide to Awehome Collection Home, and generate an electronic seal. Awehome Collection Home and third parties providing electronic contract services are entitled to retain the relevant information data generated during your use of the electronic contract services or after the termination of the electronic contract services.

Authorize Awehome to open a third-party payment account on your behalf to pay for the related payments under the contracts signed by you and your contracting parties, and to pay other service fees to Awehome. The fee-based services provided by Awehome to you will be publicly displayed on the platform for you to choose from.

Your account and password on the Awehome Good Home Platform are the only identifiers for us to recognize your identity and instructions. All operations (including but not limited to information disclosure, information release, clicking to agree or submitting various rules and agreements, signing electronic contracts, etc.) using your account and password are your or your authorized operation behaviors. Any instructions sent to Awehome Good Home or its cooperating third parties using your account and password constitute your irrevocable authorization instructions. Awehome Good Home and its cooperating third parties shall not be liable for any operation behaviors and results in accordance with such instructions.

If you find any abnormal operations on your account, please contact our customer service in time.

When applying for Awehome services, users must provide accurate personal information. Awehome will not be held responsible for any issues or consequences caused by inaccurate information provided. The security of personal information of Awehome users is subject to the Awehome Privacy Policy.

If any of the following situations occur, Awehome has the right to unilaterally terminate or suspend the service to you without notice:

Your provided personal information is not authentic.

You have violated the usage rules set forth in the Terms of Service.

Awehome Collection needs to regularly or irregularly inspect or maintain the platform or related equipment that provides network services. If such a situation causes a fee-based network service to be interrupted within a reasonable period of time, Awehome Collection will not be liable for it, but should give prior notice as much as possible.

The Awehome Good Home Platform Agreement allows property owners to post advertisements for potential tenants (i.e. users who need to rent a house). You can use the platform as a visitor or a registered user. If you find a property that meets your requirements, you can consult and fill out a booking application form while browsing the property owner's property. The booking application form includes your name, email, contact number and rental period, etc. At this stage, no payment information is required, nor is any commitment to rent a house. Awehome Good Home's private booking consultant will contact you to confirm and discuss the type of house you need to rent. Awehome Good Home may contact you through message systems such as email, WeChat, QQ, etc. Awehome Good Home does not own, manage or contract any rental properties listed on the Awehome Good Home Platform. Awehome Good Home is also not a party to any agreement between the property owner and the tenant. The terms of any agreement between the property owner and the tenant may vary depending on the property owner. You are responsible for reviewing and agreeing to the property owner's specific terms, including those related to payment and cancellation of payment through Awehome Good Home. Transactions between tenants and property owners are the sole responsibility of the user in all respects (including but not limited to the quality, condition, safety or legality of the advertised property and the transaction qualifications of the user). This includes any deposit terms specified by the property owner. Awehome Good Home does not represent, negotiate or investigate either the property owner or the tenant. Awehome Good Home is not responsible for verifying the identity of the tenant and/or the property owner. If a third party (such as an educational intermediary or travel agency) acts on behalf of the tenant, the tenant is responsible for ensuring the accuracy of the information provided by the third party. Awehome Good Home encourages users to take all necessary steps to communicate directly with the tenant/property owner to clarify the identity of the other party and the property and any rental agreement details.

By authorizing 5.5 to place an order on this platform, you agree that Awehome Collection Home will recommend a property to you and authorize Awehome Collection Home as an agent to represent you in the process of contract negotiation, contract signing, and contract payment until the service is completed. When you book through Awehome Collection Home and after the booking is successful, you are not allowed to contact the property party to modify the recommendation without the consent of Awehome Collection Home, nor are you allowed to contact other platforms to modify the recommendation. Any changes to the contract must also be notified to Awehome Collection Home. If Awehome Collection Home suffers any loss due to this, Awehome Collection Home reserves the right to seek compensation.

On Awehome's platform, the prices displayed for the house sources are the guidance prices provided by the house sources, and the prices displayed on Awehome's platform may change at any time. Awehome will make every effort to update the house source's rental prices in a timely manner, but there is still a possibility of incorrect prices. Awehome reserves the right to correct any incorrect prices on the platform and/or any potential orders that have not yet been completed.

5.6.2Awehome Jiahao will periodically release the rental prices of the properties provided by the property owners to Awehome Jiahao. Within the limits of the applicable laws, Awehome Jiahao is not responsible for the accuracy of the rental prices.

Given the global nature of the Awehome Good Home Platform, the currency unit displayed on the platform may vary depending on your geographical location. The exchange rate provided by the platform is sourced from multiple public information sources and is for reference only. The accuracy of the exchange rate has not been verified, so the actual rent may differ from the price displayed on the platform. The landlord has the right to adjust the rent before you pay the deposit and accept the lease contract. Therefore, the final rent price shall be in accordance with the lease contract you receive.

After you submit your accommodation application, Awehome does not assume any responsibility if the accommodation provider changes its accommodation price or other services before the booking is successful. The cancellation terms, breach of contract terms, the lessee is responsible for understanding and has the right to choose whether to agree before signing a contract with the accommodation provider or paying various fees. The lessee and the accommodation provider should negotiate the relevant lease terms independently. Awehome can provide necessary related consultation, but does not assume any related responsibility.

Third parties may post promotional, discount activities or other forms of coupons (also known as "vouchers") on the Awehome collection home platform. The coupons will contain terms and conditions that are applicable at the same time as these Terms of Use. If you attempt to redeem a coupon in violation of these Terms of Use or the terms of the coupon, it will be deemed invalid. Unless otherwise stated on the coupon, the coupon cannot be used in conjunction with other promotional activities or discounts. The coupon can be redeemed within the specified promotional period, depending on the situation. This coupon is non-transferable and has no other cash value.

5.6.6Awehome only guides you to pay the deposit to the landlord, and Awehome does not hold or retain any deposit. At the end of the lease, you need to contact the landlord to return the deposit. Similarly, Awehome only guides you to pay the rent to the landlord, and Awehome does not hold or retain any rent. Your rental contract is directly with the landlord, and after you check in, any questions about the landlord need to be communicated between you and the landlord, and Awehome can provide necessary assistance.

5.7.1Awehome集好家 provides channels for accommodation providers to promote their accommodation rooms through its related products; at the same time, it provides accommodation booking and other related services to Awehome集好家 Internet product visitors and users. Booking accommodation through Awehome集好家 means that you will directly establish a legally binding contract relationship with the booked accommodation provider. Please make sure that you have understood and accepted the rental contract provided directly by the accommodation provider.

5.7.2Awehome Jiho Home provides information from the accommodation provider when providing services to visitors and users. Therefore, accommodation providers can modify the price, service, rental period, etc. of their accommodation at any time. Before receiving the booking confirmation notification sent by Awehome Jiho Home or the confirmation message sent by the accommodation provider after submitting the application information on the Awehome Jiho Home platform, the room rate and other accommodation services and terms may change. All shall be subject to the rental contract provided by the accommodation provider at the time of accommodation confirmation.

All accommodation applications are not guaranteed to be 100% successful. Awehome cannot control any changes caused by the accommodation provider, but can provide relevant assistance. If there is any loss caused to Awehome due to personal subjective reasons, Awehome reserves the right to seek compensation.

The signatories of any lease agreement such as reservation cancellation, early check-in, or delayed move-out are the tenant and the landlord. You are responsible for clearly knowing and understanding the landlord's cancellation policy when booking a room.

When submitting a lodging application on the Awehome platform, please be sure to pay attention to the cancellation, unsubscription, and change policies. Once Awehome arranges the accommodation for you and you complete the reservation, it means that you accept the terms of booking cancellation, booking extension, early check-in, breach of contract, rent payment, etc. confirmed by the property owner. Awehome platform does not have the direct right to modify or change any of the above terms, and all terms shall be subject to the lease contract and related notices provided by the property owner.

If you have any questions about the contract, please contact Awehome or the property owner as soon as possible for confirmation. Any interpretation of the contract shall be subject to the local laws of the accommodation. Once you accept the rental contract issued by the property owner, both parties have a legal obligation to fulfill the terms of the contract. The rental contract provided by the accommodation includes, but is not limited to, paper contracts, electronic contracts, etc. All contracts have the same legal effect.

Regarding room matters such as orientation, floor, roommates, check-in time, etc., Awehome will try to help users and accommodation parties to negotiate as much as possible. However, Awehome cannot control such matters and the final booking result shall be subject to the accommodation party’s contract or timely notification.

You agree to the following when you book an overseas accommodation on the Awehome platform:

I agree to receive electronic emails and text messages related to accommodation bookings from Awehome, including but not limited to accommodation booking reminders, city-related information and promotional activities and promotions related to my accommodation booking.

After successfully checking in or checking out, accept our after-sales personnel's satisfaction survey for you.

After you have completed the booking, Awehome will not assume any communication responsibility or obligation between the landlord and the tenant. Awehome will assist the tenant in communicating with the landlord.

If due to incorrect personal information (e.g. email, phone number, etc.) or unpredictable reasons, any consequences resulting from the loss of the message sent by the property owner to you and the message sent directly by you to the property owner are not the responsibility of Awehome.

5.10.1Awehome Home Platform only provides relatively broad information. It does not provide you with advice that you can rely on. Before you read the content on the platform and make corresponding decisions, you must obtain the opinion of experts or professionals, including signing a lease with the property party advertised on the platform.

Awehome Collect Good Home has no responsibility for the content published on the platform, whether these contents are directly published by users, published by Awehome Collect Good Home, or published by third parties on behalf of users (including but not limited to, listings rankings, comments, discoveries, articles or other information submitted by users).

Despite Awehome's efforts to update the information on the platform, Awehome does not explicitly or implicitly represent, warrant or guarantee that the content on the platform is accurate, complete or up-to-date. Awehome often publishes property information provided by the property owner to Awehome. To the maximum extent permitted by applicable law, Awehome is not responsible for the accuracy of the property information on the platform.

No matter what the purpose is, Awehome cannot guarantee that the information and services on the platform are appropriate, and Awehome does not endorse or recommend any of the housing providers on the platform

To the maximum extent permitted by applicable law, this User Agreement does not include all conditions, promises, statements or other terms that may apply to the Awehome Collection Home Platform and its content, whether express or implied

5112Awehome shall not be liable for any loss or damage to the user, whether contractual, tort (including negligence), breach of statutory duty or otherwise, even if foreseeable, arising under or in connection with the following circumstances:

The accuracy of the property information provided by the property owner

And/or use or rely on content on the platform

If you are a commercial user, please be aware that we are not responsible for the following:

(1) Loss of profits, sales, business, or income

Business interruption; anticipated deposit losses

5118Awehome is not responsible for the following situations: maintenance of information network equipment in normal operation, failure of information network connection, failure of computer, communication or other systems, power failure, strike, labor dispute, riot, insurrection, disturbance, shortage of productivity or production materials, fire, flood, storm, explosion, war, government action, orders of judicial and administrative organs, or failure or delay of service caused by the inaction of a third party

When you use the platform to upload content or chat with other users on the platform, you must abide by Awehome's regulations and standards

You must ensure that all such contributions made on the platform must comply with the Awehome Collection Home regulations, and you are responsible to Awehome Collection Home in this regard If there is any breach of commitment, compensation must be provided to Awehome Collection Home This means that you are responsible for any losses or damages caused to Awehome Collection Home due to breach of commitment

If a third party can reasonably prove that the content you have posted or uploaded to the Awehome platform infringes their intellectual property rights or privacy rights, Awehome reserves the right to disclose your identity to the third party

Transmitting or distributing files containing images, photos, software or other materials protected by intellectual property laws, by any means of transmission, as an example (but not limited to) including copyright or trademark laws (or privacy or publicity rights), unless the user owns or controls the rights thereto or has received all necessary approvals

Do not use any images or photos obtained from this "Software" in a way that infringes upon trademarks, copyrights, patents, trade secrets, or any other proprietary rights of either party

Engaging in behaviors that endanger computer network security, including but not limited to: using unauthorized data or accessing unauthorized servers/accounts; entering public computer networks or other people's computer systems without permission and deleting, modifying, or adding stored information; attempting to probe, scan, or test the weaknesses or other security-destroying behaviors of this platform system or network without permission; attempting to interfere with or destroy the normal operation of this platform system, deliberately spreading malicious programs or viruses and other destructive interference with normal network information services; forging TCP/IP packet names or part names

Modifying or forging instructions, data, or data packets in the running of software works, increasing, deleting, or changing the functions or running effects of software, and not distributing or operating the software used for the above purposes through an information network to the public, is prohibited

Without the written authorization of Awehome, it is prohibited to sell, rent, lend, distribute, transfer or sublicense the software and services or related links, or to benefit from the use of the software and services or the terms of the software and services, whether such use is for direct economic or monetary gain

Violating the activity rules published on the Awehome Good Home page, including but not limited to publishing false information, cheating or engaging in false transactions by other means

You agree and understand that Awehome has the right to provide your registration information and posting records on the Awehome platform to government departments (including judicial and administrative departments) upon request

In the process of using the Awehome platform services on the Awehome platform, you agree to abide by the following agreements:
