A1: First, you can find the Awehome app via the WeChat/Little Red Book mini-program, or visit the Awehome website or app homepage. Simply enter the name of your target school or city to view available listings online. Once you’ve selected a property, you can contact a consultant to apply for eligibility.

Rental process:
Filter → View properties → Contact a consultant → Consultant applies for the property → Pay deposit and service fee → Wait for move-in


Q2: How can I arrange a property viewing?
A2: If you’re abroad, we’ll arrange a viewing for you. If you’re in China, our consultants will send you real photos and videos of the property.


Q3: Can a friend stay with me? Will the landlord mind?
A3: Usually, this is not an issue. However, it’s best to check the apartment’s regulations with your consultant. The rental contract often includes relevant details. (If you have this requirement, you can consult your consultant before signing the contract to confirm with the apartment service provider.)


Q4: Where do the properties on your platform come from?
A4: All property listings on the Awehome platform are provided by suppliers, developers, and apartment service providers who have joined the platform. Each listing undergoes strict qualification checks before being displayed.


Q5: Are short-term rentals for half a month or just a few days?
A5: Properties on the Awehome platform are divided into short-term and long-term rentals. Short-term rentals refer to properties available for less than three months, while long-term rentals are for more than three months. If you’re looking to rent for one or two weeks, this falls under the short-term rental category.


Q6: If I find a suitable property, do I need to pay a service fee?
A6: In most cases, there is no service fee. However, if the property’s service provider has not partnered with Awehome, the platform will offer a customized property search service. To maintain normal operations and cover labor costs, a service fee will be charged for this service.


Q7: Apart from rent and service fees, are there any other additional costs? Will the deposit paid during booking be refunded?
A7: Depending on the country, additional costs beyond rent and service fees may include:

  • Booking deposit: A prepayment to reserve the property if you can’t move in immediately. This deposit is usually deducted from your rent or security deposit upon move-in.

  • Security deposit: A variable amount (typically one month’s rent) paid upon move-in. If the property is undamaged, and there’s no breach of contract, the deposit will be fully refunded after the lease ends.

  • Utilities (electricity, water, gas, internet, etc.): These may need to be paid during the rental period. Refer to the lease agreement for specifics (some rent includes partial utility costs).

  • Application fee: In countries like the U.S. and Australia, some apartments require an application fee, which is non-refundable.


Q8: Do properties rented through Awehome come with furniture?
A8: Most student apartments come furnished, but some regular apartments may not. The furnished property photos on the platform are typically sample photos provided by apartment service providers. You’ll need to check the property details and lease agreement to confirm if furniture is included.


Q9: What if I no longer need the property I reserved? Can I get a refund?
A9: If you cancel the lease unilaterally, whether the deposit is refundable will depend on the terms of the contract. Awehome consultants will do their best to help sublet the property to another tenant to minimize your loss. However, the service fee paid to the platform and the application fee to the apartment are non-refundable.


Q10: What if I don’t find a property I like on your platform?
A10: Awehome updates its property listings daily. If you don’t find a suitable property among the current listings, you can choose the customized service by paying a service fee ranging from RMB 1,880 to RMB 3,200 online. An Awehome consultant will contact you within 12 hours to confirm your detailed requirements and subsequently recommend properties that meet your criteria. If you’re not satisfied with any of the recommended properties, the service fee will be fully refunded.


Q11: I’ve reserved a property on Awehome but now want to change to another room. Is it possible?
A11: We’ll do our best to accommodate your request to change rooms. However, whether it’s successful depends on the availability of suitable properties and whether the terms of your lease agreement allow changes. Any request to change rooms must be communicated to the apartment service provider as soon as possible.
