After signing this lease agreement, there is a cooling-off period of 5 days for bookings made before July 31, 2024. After this period, the lease agreement becomes legally binding ("cooling-off period"). There is no cooling-off period for bookings for August 1, 2024, or later. If the tenant moves in during the cooling-off period, the lease agreement becomes legally binding from the date of move-in, and the cooling-off period ends immediately. If the tenant notifies the landlord in writing of their wish to cancel the lease during the cooling-off period, the lease will be canceled upon receipt of the notice by the landlord, and the tenant will be entitled to a full refund of the rent paid. If the tenant wishes to cancel the lease after the cooling-off period, the tenant will be responsible for the rent for the entire lease term and will continue to be bound by the contractual obligations of the lease, unless the tenant can provide any of the following evidence: If the tenant fails to qualify for admission to the selected city and university, if notice is given to the landlord before August 22, 2024, they can cancel the lease and receive a full refund. If there are no suitable matches in terms of type and price, the booking will be canceled. According to the above cancellation reasons, the tenant must provide appropriate proof to the landlord in writing within 48 hours of being informed of the change in circumstances, and the landlord may request further information from the tenant to support their request for cancellation, thus satisfying them with the specifics of the request. If the tenant has already completed accommodation registration procedures at any time, the agreement cannot be canceled free of charge, and alternative students must be found. To avoid doubt, the tenant must submit proof of cancellation reasons before August 22, 2024, otherwise, the application will be rejected. If the tenant needs to apply for accommodation cancellation under any of the above policies, the tenant should send a written application (along with relevant evidence) to hello@truestudent.com. Once the tenant has booked and the cooling-off period has passed, they are bound by a legally binding lease agreement and must pay the full rent for the entire lease term and comply with all terms specified in the agreement. The landlord suggests that if the tenant is uncertain about exam results, visas, or other university admission conditions, they can contact the landlord for discussion at hello@truestudent.com. If the landlord accepts a request to cancel the lease due to any of the above reasons, any prepaid rent will be fully refunded to the landlord's account. Before this lease becomes effective, if the designated tenant specified in this lease finds an alternative tenant, the landlord may be willing to cancel the reservation, and the alternative tenant will assume all rental responsibilities and terms specified in this lease. This decision will be made by the management team. This is in line with our "re-rental policy," which may incur additional management fees (see "House Rules").
