After you sign the agreement online, you have seven days to cancel the booking. You have the right to request a refund of the deposit and rent already paid.
After collecting the keys from the reception, you will lose the right to cancel the booking, even if this is within seven days after signing the agreement.
This policy is subject to contract changes.
First-year students and first-time residents
If you are a first-year student or a first-time resident of this apartment, you can request to cancel the booking and request a refund of the deposit and rent related to the booking under the following circumstances:
- You have not received an unconditional offer letter from the university. You can apply for cancellation within seven days after the announcement of A-Level exam results, but you must provide a written cancellation application and relevant evidence to prove that you have not obtained the required grades for the course.
- You need a visa to study in the UK, but your visa application has been rejected. You can apply for cancellation within seven days after the visa application is rejected, but no later than seven days after the announcement of the A-Level exam results. You must provide a written request to cancel the visa application and evidence that your visa application has not been approved.
Current students and returning residents
If you are a current student or returning resident of the building, you can apply to cancel the booking and request a refund of the deposit and rent related to the booking under the following circumstances:
- The university informs you that your course for the next academic year will be 100% online. You can apply for cancellation before March 31 of the next contract year starting from September.
- If you fail to collect the keys within 14 calendar days after the booking start date, we reserve the right to cancel your booking and resell your room. Before the room is sold, you are still responsible for all payments under the agreement and any rental losses between the two bookings, which may be deducted from the deposit held.
If the first installment of rent expires before the booking start date, and cleared funds are not received within seven days after the due date, we reserve the right to cancel your booking and resell the room. If after your booking start date, you wish to terminate the agreement, and we believe you have found a suitable replacement tenant, we will terminate your agreement from the effective date of the new agreement signed by the new tenant. At that time, we will refund your deposit and charge a fee equal to the cost of preparing the room for the new tenant. On the termination date of the agreement, you are still responsible for any outstanding rent.
If you wish to terminate the agreement after the booking start date but have not found a replacement tenant (as described above) to take over the agreement, we reserve the right to retain the deposit, and you are still required to pay the full rent and other fees specified in the agreement until the end of the booking.
