Refund Policy
Can I cancel my reservation? If we are unable to provide you with a room at the time of your application, we will usually notify you within 5 working days of receiving your application, and you will not need to pay any fees to us. If we provide you with a room, but you do not accept the online terms and conditions, your application will expire in 5 days under normal circumstances, 3 days during the peak sales period (July), and 1 day during the settlement period (August and September). If you accept our accommodation offer online or by signing a rental agreement and then decide to cancel the agreement, we only accept cancellations under the following circumstances: a. You can cancel your application within 14 days from the date of confirmation of the reservation (initial cancellation period). For reservations between August 1 and September 30, the initial cancellation period is shortened to 7 days. If you confirm in the agreement, we will fully refund your deposit (£50 to £250). Please note that we will deduct £20 from the refund amount to cover the international bank charges for refunding deposits to non-UK banks in such cases. If you accepted the accommodation offer online or by signing a lease and then decided to cancel outside the initial cancellation period, the following provisions apply: a. You are still responsible for the weekly rent (per week or part thereof) until you find another tenant acceptable to homes for student, and we can re-let the room, or until the statutory notice period applicable under current law ends. Any replacement tenant must be at least 18 years old and have the necessary student status (it is your responsibility to find another tenant and provide them with correct information). If you find a suitable replacement tenant and the room is re-let, we will refund your deposit, deducting the corresponding fees, and £50 for contract changes. b. If we can re-let the room on your behalf, we will terminate your lease contract, but a fee of £50 will be charged for managing contract changes, and any appropriate fees may be deducted from your deposit. If we provide you with a room, you accept our offer online or by signing a rental agreement, and you collect the keys before choosing to cancel, we will only accept your cancellation under the following conditions: a. You find another tenant acceptable to homes for student, who is at least 18 years old and has the necessary student status (it is your responsibility to find another tenant for the remaining term of the lease), or you issue a statutory notice of termination applicable under current law. b. You are still responsible for the weekly rent (per week or part thereof) until the room is re-let to an acceptable tenant, or until any statutory notice period applicable under current law ends. c. If the room is re-let, we will refund your deposit, but appropriate fees and a £50 administration fee (for changing your agreement) will be deducted. If the lease ends after the statutory notice period stipulated by current law, the £50 fee will not be charged, and the deposit will be refunded. d. You are responsible for ensuring the room is suitable for re-letting, maintaining the same cleanliness and lettable condition as when you moved in, and being available for viewings. If we provide you with a room and you accept and stay for the entire lease period, the deposit will be held by the Deposit Protection Service (DPS). If there are no fees or outstanding debts at the end of the lease, the deposit will be fully refunded (see the deposit refund process). Please note that if you move out before the end of the lease, you will not be able to request a refund of the deposit before the official end date of the lease. For first-year applicants and first-year postgraduates only If you are an undergraduate or postgraduate first-year prospective student and the university or higher education institution you are interested in has canceled your offer due to not meeting the required entry grades, you may be eligible to terminate this agreement. You must provide written evidence from the university within 3 days of the results being announced (no later than August 28, whichever is earlier) stating that you have not been admitted, and we will terminate the contract with you without penalty and refund the paid deposit. If you are a prospective undergraduate first-year student but have chosen another university due to exceeding expectations, you are also eligible to terminate this agreement. To apply for termination of this agreement in the above cases, you need to provide us with copies of the following documents: A written or email confirmation of your intention to cancel the reservation, including your full name and details of the booked property; A written refusal letter from the university/college or UCAS
