Smart Meter Recharge Instructions Our power service utilizes a smart meter system for recharging. The basic service fee is 0.75 Malaysian Ringgit per unit. On average, a room consumes about 1 unit of electricity per hour, with daily usage ranging from 5 to 7 units, depending on individual work-from-home circumstances. After moving in, tenants are required to recharge the smart meter (the community manager will assist). The minimum recharge amount is 52.50 Malaysian Ringgit, but tenants typically opt for 75 Malaysian Ringgit (equivalent to 100 units). Please prepare 75 Malaysian Ringgit for the initial recharge upon check-in. Check-in Hours: Monday to Friday: 11 AM to 5 PM, excluding public holidays. Lunch break is from 1 PM to 2 PM. Check-in is not permitted outside of the specified hours. Thank you for your cooperation, and we look forward to your arrival. Important Notes: 1. A fee of 150 Malaysian Ringgit will be charged if check-in occurs more than 3 days before or after the contract's stipulated date. 2. A fee of 150 Malaysian Ringgit will be applied if you wish to move in earlier or need to reschedule your moving appointment within 24 hours prior to check-in. 3. If you cannot arrive at the scheduled time (more than 15 minutes late), a fee of 150 Malaysian Ringgit will be charged for rescheduling. Tenant Benefits and Offers: 1. No Deposit: Available for local Malaysians for lease terms of 6 or 12 months. 2. Wi-Fi: Stable internet service provided. 3. Fully equipped rooms available. 4. Weekly Cleaning: Common areas and bathrooms are cleaned twice a week. Important Reminders: 1. Booking Management Fee: Valid for 1 month, and must be completed within this period during your stay. No refunds will be issued for cancellations. 2. Payment: Must be completed at least 1 day before check-in, not during the stay. 3. Key Cards: Only 1 key card is provided per room. 4. Personal Items: Not allowed in common areas and public bathrooms. 5. Late Rent Payments: Will incur penalties. 6. Penalties: For local Malaysians who violate the contract, the penalty is 2 months' rent; deposits for non-locals will not be refunded. Parking violations will also incur relevant fines. 7. Lost Key Cards: A penalty of 300 Malaysian Ringgit will be charged for card replacement. 8. Security Measures: CCTV surveillance is installed in common areas for safety. 9. Apartment Facilities: Some facilities require reservations through an application, and tenants can only access facilities that require key cards for entry. 10. Visitor Policy: No visitors or guests are allowed. Fee Structure: 1. Contract Fee: 399 Malaysian Ringgit 2. Deposit: Two months' rent 3.
