### Smart Meter Top-Up Instructions
Our electricity service uses a smart meter system for recharging. The basic service fee is 0.75 RM per unit. Generally, the power consumption for each room is about 1 unit per hour, with daily consumption ranging between 5 to 7 units. Actual usage may vary based on individual circumstances of working from home.
After check-in, tenants are required to top up their smart meter (the community manager will provide assistance). The minimum top-up amount is 52.50 RM, and tenants typically choose to top up 75 RM (equivalent to 100 units). Please prepare 75 RM for the initial top-up upon check-in.
### Check-In Time Regulations
- **Time**: Monday to Friday, from 11 AM to 5 PM (excluding public holidays). Lunch break is from 1 PM to 2 PM.
- **Note**: Check-in is not permitted outside of the specified times.

### Important Notes
1. **Late Check-In Fee**: A fee of RM150 will be charged if checking in more than 3 days before or after the contractually specified date.
2. **Moving Arrangements**: A fee of RM150 will be charged if you need to move in before the scheduled check-in date or if you need to rearrange your moving appointment within 24 hours before your check-in.
3. **Late Arrival Fee**: A re-scheduling fee of RM150 will be charged if you fail to arrive at the agreed time (15 minutes or more late).
### Tenant Benefits and Discounts
1. **Zero Deposit**: Available for local Malaysian citizens with lease terms of 6 or 12 months.
2. **WiFi**: S internet service is provided.
3. **Fully Furnished Rooms**.
4. **Weekly Cleaning**: Common areas and bathrooms are cleaned twice a week.
### Important Considerations
1. **Booking Management Fee**: Valid for 1 month, and must be completed within this timeframe during the stay. Cancellations will not be refunded.
2. **Payment**: Payment must be completed at least 1 day before check-in; payment cannot be made during the stay.
3. **Room Card**: Each room is equipped with only one room card.
4. **Personal Items**: Personal items are not allowed in common areas and bathrooms.
5. **Late Rent**: Late payments will incur fines.
6. **Penalty Policy**: Local Malaysian citizens violating the contract will be fined two months’ rent; non-residents will forfeit their two months’ deposit, and parking fines will also apply.
7. **Lost Room Card**: A fine of 300 RM will be charged for room card replacement.
8. **Security Measures**: CCTV surveillance is installed in common areas, covering the entrances.
9. **Apartment Amenities**: Special facilities require reservations through an app and can only be accessed with a room card.
10. **Visitor Policy**: Visitors or guests are not allowed entry.
### Fee Overview
1. **Contract Fee**: 399 RM
2. **Deposit**: Two months rent
3. **Access Card Fee**: 150 RM
### Breach of Contract Policy
In the event of premature breach, two months rent will be forfeited, and subletting will not be permitted.
