Smart Meter Recharge The electricity services we provide are recharged through a smart meter system. The basic service charge is 0.75 MYR per unit. Typically, room electricity consumption is about 1 unit per hour, with an average daily usage between 5 to 7 units. This may vary if personal circumstances, such as working from home, increase the electricity usage. Upon check-in, tenants need to recharge the smart meter (the community manager will assist). The minimum recharge amount is 52.50 MYR, and tenants usually opt to recharge 75 MYR (equivalent to 100 units). Please prepare 75 MYR for the initial recharge upon check-in. Designated Check-in Time Monday to Friday: 11 AM to 5 PM, except on public holidays. Lunch break is from 1 PM to 2 PM. Check-in is not allowed outside of these times. Thank you for your cooperation, and we look forward to your arrival. Note 1. If check-in occurs more than 3 days before or after the contract date, a fee of 150 MYR will be charged. 2. If moving in is needed before check-in or if the moving appointment needs to be rescheduled within 24 hours before check-in, a fee of 150 MYR will be charged. 3. If arrival is delayed beyond the agreed time (more than 15 minutes), a rescheduling fee of 150 MYR will be charged. Tenant Benefits and Discounts 1. No Deposit: Applicable for local Malaysians with a lease term of 6 or 12 months. 2. Wifi: Provides adequate internet speed. 3. Fully equipped rooms. 4. Weekly Cleaning: Common areas and public bathrooms are cleaned twice a week. Important Reminders 1. Booking (Management Fee): Valid for 1 month, during which check-in must occur. No refunds will be issued for cancellations. 2. Payment: Must be completed at least 1 day before check-in, not during the stay. 3. Access Card: Only 1 access card per room is provided. 4. Personal Items: No personal items are allowed in common areas and public bathrooms. 5. Late Rent Payment: Fees will be incurred for overdue payments. 6. Penalty Fees: Local Malaysians violating the contract will incur a penalty of 2 months’ rent; non-locals’ 2 months’ deposit will not be refunded, and parking fines apply. 7. Lost Access Card: A penalty of 300 MYR will be charged for card replacement. 8. Security Measures: Closed-circuit television surveillance is installed in common areas, with cameras facing the entrance. 9. Apartment Facilities: Some facilities require reservations through an application; tenants may only use those that require an access card for entry. 10. Visitors/Guests: Hosting visitors or guests is not allowed. Fees 1. Contract Fee: 399 MYR. 2. Two Months’ Deposit. 3. Access Card Fee: 150 MYR. Breach Policy: If terminated early, a penalty of two months' rent will be imposed. Subletting is not allowed.
