**Smart Meter Recharge Instructions**
Our electricity service provides a convenient recharge experience through the smart meter system. The basic service fee is 0.75 RM per unit. Typically, the electricity consumption in a room is about 1 unit per hour, with an average daily use ranging between 5 to 7 units, depending on the work-from-home situation. After moving in, tenants are required to recharge the smart meter (the community manager will assist). The minimum recharge amount is 52.50 RM, and most tenants opt to recharge 75 RM (approximately 100 units). Please prepare 75 RM for the initial recharge upon check-in.
**Check-in Time Regulations**:
- Monday to Friday: 11:00 AM to 5:00 PM (excluding public holidays), with a lunch break from 1:00 PM to 2:00 PM.
- No check-ins are allowed outside of these hours. Thank you for your cooperation, and we look forward to your arrival.
**Important Notes**:
1. A fee of 150 RM will be charged if you check in more than 3 days before or after the contracted date.
2. If you need to move in before the scheduled time or reschedule your move within 24 hours of check-in, a fee of 150 RM will apply.
3. If you are late beyond 15 minutes from the agreed time, a rescheduling fee of 150 RM will be charged.
**Tenant Benefits and Perks**:
1. **Zero Deposit**: Available for local Malaysian citizens with a lease term of 6 or 12 months.
2. **Wifi Service**: High-speed internet provided.
3. **Fully Furnished Rooms**.
4. **Weekly Cleaning**: Common areas and public restrooms are cleaned twice a week.
**Important Reminders**:
1. **Booking Management Fee**: Valid for 1 month, during which check-in must occur. Non-refundable in case of cancellation.
2. **Payment**: Must be completed at least 1 day before check-in, not during the stay.
3. **Room Key Cards**: Only 1 key card is provided per room.
4. **Personal Belongings**: Personal items are not allowed in the common areas and public restrooms.
5. **Late Rent Payments**: Late fees will apply.
6. **Penalty Policy**: Local Malaysian citizens violating the contract will incur a penalty of 2 months’ rent; non-local citizens will not receive a refund of 2 months deposit. Parking violations will also incur penalties.
7. **Lost Key Cards**: A fine of 300 RM will be charged for key card replacement.
8. **Safety Measures**: CCTV surveillance has been installed in public areas for security.
9. **Common Facility Usage**: Reservations must be made through the application, and tenants can only access facilities with their key card.
10. **Visitor Policy**: No visitors or guests are allowed.
**Cost Details**:
1. Contract Fee: 399 RM
2. Deposit: Two months’ rent
3. Access Card Fee: 150 RM
**Breach of Contract Policy**: Early termination will result in the forfeiture of two months rent, and subletting is prohibited.
