Is it really that hard to find an apartment near the University of Sydney in 2024?

We're not asking for anything fancy, just looking for an apartment within walking distance to Sydney University, not too far away, and not too pricey. We've been searching for a week and still haven't found anything suitable. There were a few, but the rent was a bit over my budget. This one seems pretty good though, not too close or too far, and the rent is just right. It's something I can afford. ✅ Bills included, with security and a gym, plus a study room. Downstairs is a shopping center and mall, making daily shopping very convenient. There are plenty of Chinese restaurants around, so no worries about finding a place for Chinese food when I'm craving it.
