### Property Information #### 1. Eligibility for Residence - Accommodation is available only for newly enrolled students for the current year or graduates who have graduated within the past three years. Roommates must be of the same gender, but do not have to be from the same university. #### 2. Unconditional Deposit Refund Policy - The contract can be canceled within three months before the start of the lease term, and the deposit will be refunded unconditionally without any additional charges. #### 3. Utility Fees - At check-in, a prepayment of HKD 3,500 (cash) for utilities (water, electricity, and gas) is required. This fee is not included in the rent. A settlement will be conducted at check-out; any excess usage must be paid, while unused portions will not be refunded. #### 4. Cleaning and Internet Fees - The cleaning fee is HKD 2,000 per year per person (cash), and the internet fee is HKD 500 per year per person (cash). Cleaning service is provided twice a month, covering common areas, kitchens, and restrooms. #### 5. Payment Method - Payments are made annually with a one-month deposit. - An option for “two installments” is available, with a two-month deposit (rent amount remains the same). #### 6. Security Deposit - It is recommended to pay in RMB; the amount will be specified in the contract and refunded as paid to avoid exchange rate issues. - If insisting on using HKD, only HKD will be refunded at check-out. Therefore, please provide HKD account information. Our company does not support cross-border transfers for the refund of deposits in RMB; please inform students accordingly. #### 7. Rent Payment Timeline - The first installment of rent must be paid seven days before the start of the rental term. - The second installment of rent in the “two installments” option must be paid within three months after the start of the rental term. #### 8. Lease Standards - All rental contracts are based on a one-year term. Full rent for a year must be paid for personal reasons (including but not limited to: assignment of a dormitory during that time, illness, withdrawal from studies, transfer to another school, or areas deemed unsui). Any mid-term termination will be regarded as a breach of contract, and law enforcement and school notification will occur. #### 9. Subletting - Annual paying tenants may sublet their room once, but must independently find a new tenant according to the subletting terms. #### 10. No Clubhouse Facilities Provided #### 11. Stamp Duty Requirement - Due to most landlords unwilling to pay additional property taxes, individual students will not be provided with a stamp duty (印花). #### 12. Viewing Requirements - If a viewing is needed, it will be considered in August after the current tenant leaves and the room has been cleaned. - Please note: The property will not be held during this period; those who pay the deposit first will have priority. **Note**: Pictures and videos are reference images of similar layouts in the same housing complex; the actual room may vary upon move-in.
