### Housing Information #### 1. Eligibility for Residence - Accommodation is only available for students newly enrolled this year or graduates who have completed their studies within the last three years. Roommates must be of the same gender and do not need to be from the same university. #### 2. No-Conditions Deposit Refund Policy - If you need to cancel the contract, you can receive an unconditional refund of your deposit within three months prior to the start date, with no additional fees. #### 3. Utility Costs - The first months utility fee (water, electricity, gas) must be paid in advance at a cost of HKD 3,500 (cash). This fee is not included in the rent and will be settled upon moving out. Any excess usage will require additional payment, and no refunds will be issued for any surplus. #### 4. Cleaning Fee and Internet Fee - A cleaning fee of HKD 2,000 (cash) per person per year and an internet fee of HKD 500 (cash) per person per year apply. Cleaning services are provided twice a month, covering public areas, the kitchen, and restrooms. #### 5. Payment Method - Annual payment with one month deposit. - Option to pay in two installments with a two-month deposit (rental prices remain the same). #### 6. Deposit - It is recommended to pay in Renminbi (RMB). The contract will specify the amount in RMB, and the refund will be the actual amount paid to avoid exchange rate issues. - If you insist on paying in HKD, refunds upon moving out will also be in HKD. Please provide a HKD account. The company does not support cross-border transfers to refund deposits in RMB; please inform students accordingly. #### 7. Key Payment Dates for Rent - The first rent payment must be made seven days prior to the rental start date. - The second installment for the “two-installment” payment option must be made within the third month after moving in. #### 8. Rental Agreement Duration - All rental contracts have a minimum term of one year. Early termination for personal reasons will require payment of the full year’s rent (including, but not limited to, room allocation issues, illness, withdrawal, or transfer). Any early termination will be considered a breach of contract and may involve police notification and school intervention. #### 9. Subletting - Tenants paying annually may sublet their room once and must seek new tenants according to the subletting agreement. #### 10. No Clubhouse Facilities Provided #### 11. Printing Services - Due to most landlords unwillingness to pay additional property taxes, printing services (certification) will not be provided to individual students. #### 12. Viewing Appointments - Viewing will be considered after August, provided the room is cleaned after the current tenant vacates. - Please note: rooms will not be held during the viewing period; priority will be given to those who pay the deposit first. ### Risk Warning In recent years, there have been cases in the Hong Kong rental market tenants incurred losses due to making a one-time payment for an entire years rent. Therefore, in consideration of clients interests, we cooperate with all apartment buildings to offer various payment options, such as one-time payment, quarterly payment, or monthly payment. Please choose your payment method cautiously based on your circumstances, keeping the aforementioned risks in mind. In the event of any losses, you will be responsible for the consequences.
