No cooling-off period, if you want to terminate the contract with the apartment, you need to sublet your room.
If your visa is rejected/university offer not obtained/university notifies online classes, you need to send the documents to the apartment immediately upon receipt of the notice and explain that you want to cancel the reservation. The apartment will terminate the contract with you after confirming that your documents are okay, and refund the deposit and rent you paid.
