In addition to the rent, we charge a service fee of £114, which includes pre-check-in cleaning and brand new bedding (sheets, duvet covers, pillows, and duvets). To protect the property, we also collect a £250 security deposit, and a refund reminder email will be sent after check-out; follow the instructions to get the refund.

When do I need to make the payment?

A deposit of £250 must be paid within 48 hours after receiving the invoice; the remaining rent should be paid at least 4 weeks before check-in. If the booking date is less than 4 weeks before check-in, it must be paid along with the deposit.

What is the cancellation policy?

If you cancel your order more than 4 weeks before check-in, you can cancel without penalty by paying only the £250 deposit and £114 service fee. If you cancel within 4 weeks before check-in, you will need to pay the £250 deposit, £114 service fee, and 4 weeks' rent. After check-in, you must be responsible for the full rent and either pay in full or find a replacement to cancel the order. After transferring the lease, the deposit will not be refunded.

Unfortunately, we offer flexible rental periods of 2 to 51 weeks, and rooms are frequently reassigned, so we can't guarantee a specific room number at the time of booking. The exact room allocation will be confirmed at check-in.
