In addition to the rent, we charge a service fee of £114 for cleaning and new bedding prior to check-in. We also collect a £250 security deposit for the safety of the room's belongings, and a refund reminder email will be sent after check-out.

The £250 deposit must be paid within 48 hours of receiving the invoice; the remaining rent should be paid at least 4 weeks prior to check-in. If the booking date is within 4 weeks of check-in, both the deposit and rent must be paid together.

For cancellations made more than 4 weeks before check-in, only the £250 deposit and £114 service fee are required. For cancellations within 4 weeks of check-in, the deposit, service fee, and 4 weeks' rent must be paid. Cancellations after check-in require full payment for the entire rental period, or you must find a replacement tenant to break the lease. The deposit will not be refunded once a transfer is completed.

I'm sorry, but as we offer flexible rental periods of 2 to 51 weeks, our room turnover is high, and we cannot guarantee a specific room number at the time of booking. Room assignments will be given by the front desk at check-in.
