Refund Policy
Cancellation Policy: All rental agreements have a 48-hour cooling-off period from the date of contract signing. All cancellation requests must be made in writing via email to the apartment's inbox. If you collect the keys within the cooling-off period, the cancellation eligibility is immediately terminated. No Place, No Stay: If students do not receive an offer from their chosen university or college and wish to terminate the lease agreement, they must provide evidence of their cancellation and reasons within 72 hours of receiving a letter from the university or college to Unilife. If you are a first-year undergraduate student and choose to go to another university, you may also be eligible to terminate this agreement. Please note, you need to provide the apartment with: - UCAS acceptance letter. - Written confirmation from the university admissions team If residents have moved into Unilife and withdraw from the course or are expelled from the university, they are still obligated to fulfill the contract, and they must find an alternative tenant to cancel the contract. No Visa, No Stay: If residents have not received their visa and wish to terminate their lease agreement, they must provide evidence of refusal to Unilife within 3 working days of receiving the refusal letter to the apartment inbox. If the above items are received within 3 working days, the residents will be eligible to cancel the contract and receive a full refund of installment payments and deposits. For all cancellations: If the lease agreement has already commenced, residents cannot terminate the lease agreement for free; they must find a sub-tenant to take over their contract. Finding a sub-tenant is the responsibility of the main tenant. Substitute Tenant: If residents wish to terminate the contract, whether before or during the lease term, and it is not for reasons of "No Place, No Stay" or "No Visa, No Stay", a £100 management fee will be charged. This fee will be deducted from the deposit to be refunded to the original tenant. Once residents have signed the lease agreement and made the pre-rent installment payment, Unilife assumes no responsibility for finding replacement tenants. Once residents have found a suitable replacement tenant to take over their contract, they must submit the new tenant's details in writing to the apartment inbox, and the Unilife team will contact the new tenant within 48 hours to formally transfer the lease. Once the new tenant has accepted the lease agreement and made the pre-rent installment payment, the original tenant's lease agreement will be terminated, and the refund will be processed within 14 working days, deducting a £100 management fee.
