**Smart Meter Top-Up Instructions**
Our electricity service operates on a smart meter system for top-ups. The basic service fee is 0.75 RM per unit. Typically, the room consumes about 1 unit of electricity per hour, with an overall daily consumption between 5 to 7 units, depending on individual work and lifestyle habits.
After checking in, tenants are required to top up the smart meter (the community manager will assist). The minimum top-up amount is 52.50 RM, and tenants usually opt to top up 75 RM (approximately 100 units). Please prepare 75 RM for the initial top-up upon check-in.
**Check-In Time Regulations**
- Monday to Friday: 11 AM to 5 PM (excluding public holidays), with lunch break from 1 PM to 2 PM.
- Check-in outside of these specified times is not permitted.

**Special Notes**
1. A fee of 150 RM will be charged if you check in more than 3 days before or after the agreed contract dates.
2. A fee of 150 RM will be charged for early check-in or if you reschedule your move within 24 hours of check-in.
3. If you do not arrive at the agreed time (late by more than 15 minutes), a rescheduling fee of 150 RM will apply.
**Tenant Benefits and Discounts**
1. **No Deposit**: Available for local Malaysian citizens with a rental period of 6 or 12 months.
2. **Wifi**: S internet connection provided.
3. **Fully Furnished Rooms**
4. **Weekly Cleaning**: Common areas and public bathrooms are cleaned twice a week.
**Important Notes**
1. **Booking Management Fee**: Valid for 1 month; check-in must be completed within this period, and fees are non-refundable upon cancellation.
2. **Payment Requirement**: Payments must be completed at least 1 day before check-in; payments are not accepted at the time of check-in.
3. **Key Card**: Only 1 key card is provided per room.
4. **Personal Items**: Private items are not allowed in common areas and public bathrooms.
5. **Overdue Rent Payments**: Late payments will incur fines.
6. **Penalty Policy**: Local Malaysian citizens violating the contract will be fined 2 months rent; non-local citizens will forfeit their 2 months deposit, and parking fines will apply equally.
7. **Lost Key Card**: A fine of 300 RM will be charged for key card replacement.
8. **Security Measures**: CCTV surveillance is installed in common areas for safety.
9. **Apartment Facilities Use**: Facilities must be booked through the application, and tenants may only use facilities requiring key card access.
10. **Visitor Restrictions**: Guests are not allowed in the rooms.
**Fee Overview**

**Breach of Contract Policy**
If the contract is terminated early, two months rent will be forfeited. Subletting is not permitted.

房间稍微小了一点,不过其他设施都挺齐全的,工作人员也很友好。套间里有免费的洗衣机和烘干机,真的很方便。离大学和超市都很近,放学的时候很方便就能去买东西,走路到市中心大概二十多分钟就到了。
