### Smart Meter Recharge Instructions
The electricity service we provide utilizes a smart meter system for recharging. The basic service fee is 0.75 RM per unit. Typically, the electricity consumption per room is around 1 unit per hour, with an average daily consumption ranging between 5 to 7 units, although this may vary based on individual power usage while working from home.
Upon check-in, tenants are required to recharge the smart meter (the community manager will assist). The minimum recharge amount is 52.50 RM, and tenants generally opt to recharge 75 RM (equivalent to 100 units). Please ensure that you have 75 RM ready for the initial recharge upon check-in.
### Check-in Time Regulations
- **Monday to Friday**: 11:00 AM to 5:00 PM (excluding public holidays). Lunch break is from 1:00 PM to 2:00 PM.
- Check-ins outside of these hours are not permitted. Thank you for your cooperation, and we look forward to your arrival.
### Important Notes
1. A fee of RM150 will be charged if check-in occurs more than 3 days before/after the agreed contract dates.
2. A fee of RM150 will be charged for early move-ins or if the move-in appointment needs to be rescheduled within 24 hours before check-in.
3. A re-scheduling fee of RM150 will apply if you arrive more than 15 minutes late.
### Tenant Benefits and Discounts
1. **No Deposit**: Available for local Malaysian tenants with a lease term of 6 or 12 months.
2. **WiFi**: S internet connection is provided.
3. **Fully Furnished Rooms**.
4. **Weekly Cleaning**: Common areas and bathrooms are cleaned twice a week.
### Important Reminders
1. **Booking Management Fee**: Valid for 1 month; check-in must occur within this period. Cancellations will not be refunded.
2. **Payment**: Payment must be completed at least 1 day before check-in; payment during the stay is not allowed.
3. **Access Card**: Only 1 access card will be provided per room.
4. **Personal Belongings**: Please do not leave personal items in common areas and bathrooms.
5. **Late Payment**: Late rent payments will incur a penalty.
6. **Penalty Policy**: Local Malaysians found in violation will be required to pay a fine of 2 months rent; non-residents will not have their 2-month deposit refunded, and parking fines apply as well.
7. **Lost Key Card**: A replacement fee of 300 RM will apply for lost key cards.
8. **Safety Measures**: CCTV surveillance is installed in common areas, with cameras facing the entrance.
9. **Apartment Facilities**: Use of facilities that require booking through the application is restricted. Tenants may only access facilities that can be entered with the access card.
10. **Visitor Policy**: Visitors and guests are strictly prohibited.

### Breach of Contract Policy
Early termination will result in the forfeiture of two months rent, and subletting is not permitted.
