**Smart Meter Top-Up Instructions**
Our electricity service operates through a smart meter system. The base service fee is 0.75 RM per unit. Typically, the electricity consumption for a room is about 1 unit per hour, with an average daily consumption ranging from 5 to 7 units, varying based on the tenants working situation at home.
After moving in, tenants need to top up the smart meter (the community manager will provide assistance). The minimum top-up amount is 52.50 RM, and tenants usually opt for 75 RM (approximately 100 units). Please prepare 75 RM for the initial top-up upon check-in.
**Check-In Regulations**
Check-In Time:
Monday to Friday: 11:00 AM to 5:00 PM (excluding public holidays)
Lunch Break: 1:00 PM to 2:00 PM
Check-in is not permitted outside of the specified times. Thank you for your cooperation, and we look forward to your arrival.
**Special Notes**:
1. An additional fee of RM150 will be charged for check-ins more than 3 days before or after the contracted date.
2. If you wish to move in before the official check-in date or need to reschedule your move within 24 hours of check-in, a fee of RM150 will apply.
3. A re-scheduling fee of RM150 will be charged for late arrivals (over 15 minutes).
**Tenant Benefits and Offers**
1. **Zero Deposit**: Applicable to local Malaysians for a tenancy of 6 or 12 months.
2. **WiFi**: S internet speed provided.
3. Fully equipped rooms.
4. **Weekly Cleaning**: Common areas and public bathrooms are cleaned twice a week.
**Important Points**
1. **Booking Management Fee**: Valid for 1 month; you must check in within this period. No refunds will be issued for cancellations.
2. **Payment Requirements**: Payment must be completed at least 1 day before check-in; no payments are allowed during the stay.
3. **Room Card**: Each room is issued only 1 room card.
4. **Personal Items**: Use of personal items in common areas and public bathrooms is prohibited.
5. **Late Rent Payments**: Penalty fees will apply.
6. **Penalty Policy**: Local Malaysians violating the contract will incur a penalty of 2 months rent; non-residents will lose their 2-month deposit, and parking violations will also incur corresponding penalties.
7. **Lost Room Card**: A fee of 300 RM will be charged for card replacement.
8. **Security Measures**: CCTV cameras are installed in common areas, facing the main entrance.
9. **Usage of Apartment Facilities**: Facilities requiring prior booking through the app are restricted for use. Tenants may only access those facilities that require a room card for entry.
10. **Visitor Policy**: Visitors or guests are not allowed entry.
**Fee Description**
1. Contract Fee: 399 RM
2. Deposit: Two months rent
3. Access Card Fee: 150 RM
**Breach Policy**
Early termination of the contract will result in the forfeiture of two months rent. Subletting is strictly prohibited.
