**Smart Meter Recharge Instructions**
Our electricity services are managed through a smart meter system, with a basic service fee of 0.75 RM per unit. Typically, a room consumes about 1 unit of electricity per hour, with an average daily consumption ranging from 5 to 7 units, depending on individual usage while working from home.
Upon check-in, tenants are required to recharge the smart meter (the community manager will assist). The minimum recharge amount is 52.50 RM, and tenants usually opt to recharge 75 RM (equivalent to 100 units). Please prepare 75 RM for the initial recharge upon your arrival.
**Check-in Schedule**
- Monday to Friday: 11 AM to 5 PM (excluding public holidays).
- Lunch break is from 1 PM to 2 PM; no check-ins will be accepted during this time.
- Check-in is not permitted outside of the above hours.

**Special Notes**:
1. An additional fee of RM150 will be charged if checking in exceeds 3 days before or after the specified contract date.
2. A fee of RM150 will also apply if you wish to move in early or need to change your move-in appointment within 24 hours before check-in.
3. If you are unable to arrive on time (beyond 15 minutes late), a rescheduling fee of RM150 is required.
**Tenant Benefits and Offers**:
1. **No Deposit**: Available for local Malaysians with a rental period of 6 or 12 months.
2. **Wifi**: High-speed internet access is provided.
3. **Fully Furnished Rooms**.
4. **Weekly Cleaning**: Public areas and shared bathrooms are cleaned twice a week.
**Important Matters**:
1. **Booking Management Fee**: Valid for one month, check-in must be completed within this period. No refunds will be issued for cancellations.
2. **Payment**: Payments must be completed at least one day prior to check-in; same-day payments are not allowed.
3. **Access Card**: Each room is provided with only one access card.
4. **Personal Items**: The use of personal items in public areas and shared bathrooms is prohibited.
5. **Overdue Rent Payment**: Late payments will incur penalties.
6. **Penalty Regulations**: For local Malaysians who violate the contract, the penalty will be equivalent to two months rent; for non-locals, two months deposit will not be refunded. Parking fines also apply.
7. **Lost Access Card**: A fee of 300 RM will be charged for a replacement access card.
8. **Security Measures**: CCTV surveillance is installed in public areas, focusing on entrances and exits.
9. **Apartment Facilities**: Some facilities require booking through an application; tenants can only access facilities with a valid access card.
10. **Visitor Policy**: Visitors are strictly prohibited.
**Fee Breakdown**

**Breach of Contract Policy**: Early termination of the contract will result in forfeiture of two months rent, and subletting is not allowed.
