**Smart Meter Top-Up Instructions**
Our electricity service utilizes a smart meter system for convenient top-ups. The basic charge is 0.75 RM per unit. Generally, the power consumption for the room is about 1 unit per hour, with an average daily usage between 5 to 7 units; this consumption may increase if working from home.
Upon check-in, tenants are required to top up the smart meter, and the community manager will provide assistance. The minimum top-up amount is 52.50 RM, though tenants usually opt for a top-up of 75 RM (which covers 100 units). Please prepare 75 RM for your initial top-up upon check-in.
**Check-In Time Regulations**:
- Monday to Friday: 11:00 AM to 5:00 PM (excluding public holidays). Please note that lunch break is from 1:00 PM to 2:00 PM.
- Check-in arrangements will not be accepted outside of the above times.

**Special Notes**:
1. If the check-in occurs more than 3 days before or after the contracts specified date, a fee of 150 RM will be charged.
2. If a move-out is required before the check-in date or if re-arrangements are necessary within 24 hours of check-in, please note that a fee of 150 RM will be charged.
3. If you fail to arrive at the agreed time (more than 15 minutes late), a re-arrangement fee of 150 RM will apply.
**Tenant Benefits and Discounts**:
1. **Zero Deposit**: Applicable for local Malaysians with a lease term of 6 or 12 months.
2. **Wifi**: An adequate internet connection is provided.
3. **Fully Furnished Rooms**.
4. **Weekly Cleaning**: Common areas and shared bathrooms are cleaned twice a week.
**Important Points**:
1. **Booking Management Fee**: Valid for 1 month and must be completed before check-in; this fee is non-refundable upon cancellation.
2. **Payment Regulations**: Payment must be completed at least 1 day before check-in; payments will not be accepted during the stay.
3. **Room Card**: Each room is provided with only 1 room card.
4. **Personal Items**: The use of personal items is prohibited in public areas and bathrooms.
5. **Late Rent**: A fine will be imposed for late rent payments.
6. **Fine Policy**: For local Malaysians who violate the contract, the fine is equivalent to 2 months rent; for non-locals, the deposit will not be refunded. Parking violations are also subject to fines.
7. **Lost Room Card**: A replacement fee of 300 RM will be charged for lost room cards.
8. **Safety Measures**: CCTV surveillance is installed in public areas, focused at the entrance.
9. **Access to Apartment Facilities**: Facilities that require reservation through the app must be booked; tenants can only access facilities that require a room card.
10. **Visitor Policy**: Visitors and guests are prohibited from entering.
**Fee Details**:
1. Contract Fee: 399 RM
2. Deposit: Two months rent
3. Access Card Fee: 150 RM
**Breach of Contract Policy**: Early termination of the contract will incur a deduction of two months rent and subletting is prohibited.
