**Smart Meter Recharging Instructions**
Our electricity service utilizes a smart meter system for recharging. The basic service fee is 0.75 RM per unit, with an average consumption of about 1 unit per hour for each room. Daily average usage typically ranges from 5 to 7 units, which may vary depending on individual usage habits (for example, working from home).
Tenants are required to recharge the smart meter upon check-in (the community manager will provide assistance). The minimum recharge amount is 52.50 RM, and tenants usually choose to recharge 75 RM (equivalent to 100 units). Please prepare 75 RM for the initial recharge at check-in.
**Check-In Times**:
- Monday to Friday: 11 AM to 5 PM (excluding public holidays), with a lunch break from 1 PM to 2 PM.
- Check-in is not permitted outside the above hours. Thank you for your cooperation, and we look forward to your arrival.
**Important Notes**:
1. A fee of 150 RM will be charged if your check-in time is earlier than the contract date or later than three days after that date.
2. A fee of 150 RM will apply if you need to move in before the check-in date or reschedule your move within 24 hours before check-in.
3. If you fail to arrive at the scheduled time and are delayed for more than 15 minutes, a rescheduling fee of 150 RM will be charged.
**Tenant Benefits and Discounts**:
1. **Zero Deposit**: Available for local Malaysians on 6-month or 12-month lease terms.
2. **Wifi Service**: S internet speeds provided.
3. **Fully Equipped Rooms**.
4. **Weekly Cleaning**: Common areas and public bathrooms cleaned twice a week.
**Important Reminders**:
1. **Booking Management Fee**: Valid for one month, payable during your stay. No refunds for cancellations.
2. **Payment Requirements**: Payment must be completed at least one day before check-in; payments on the day of check-in are not accepted.
3. **Room Key Card**: Only one key card is provided per room.
4. **Personal Item Management**: Personal items may not be used in public areas or bathrooms.
5. **Late Rent Payment**: Late payments will incur penalties.
6. **Breach Penalties**: Local Malaysians will incur a penalty of two months rent for contract violations; non-locals will forfeit two months deposit, and parking violations will also incur penalties.
7. **Lost Key Card**: A fee of 300 RM will be charged for replacing a lost key card.
8. **Safety Measures**: Closed-circuit surveillance is installed in public areas for safety.
9. **Apartment Facility Usage**: All apartment facilities must be booked through the app, and tenants may only access facilities that require a key card.
10. **Visitor Policy**: Guests or visitors are not allowed.
**Fee Structure**:
1. Contract Fee: 399 RM
2. Deposit: Two months rent
3. Access Card Fee: 150 RM
**Breach Policy**: Early termination of the contract will result in forfeiting two months rent, and subletting is strictly prohibited.
