### Smart Meter Top-Up
The electricity service we provide operates on a smart meter system for top-ups. The base service fee is 0.75 RM per unit. Typically, the power consumption in a room is approximately 1 unit per hour. Daily usage usually ranges from 5 to 7 units, with specific consumption potentially increasing due to factors such as remote work.
After checking in, tenants are required to top up their smart meter (the community manager will assist with this). The minimum top-up amount is 52.50 RM, and tenants typically opt to top up 75 RM (equivalent to 100 units). Please prepare 75 RM for the initial top-up upon check-in.
### Check-In Times
- **Monday to Friday**: 11 AM to 5 PM (excluding public holidays). Lunch break is from 1 PM to 2 PM. Check-ins outside of these hours are not permitted.

### Special Instructions:
1. If the check-in date deviates by more than 3 days from the agreed contract date, a charge of 150 RM will apply.
2. If you wish to move in before the scheduled date or need to reschedule your move within 24 hours of check-in, a fee of 150 RM will apply.
3. If you do not arrive on time (more than 15 minutes late), a rescheduling fee of 150 RM will be charged.
### Tenant Benefits and Discounts
1. **Zero Deposit**: Available for local Malaysian residents with a lease term of 6 or 12 months.
2. **Wifi**: Reliable internet speed provided.
3. Fully furnished rooms.
4. **Weekly Cleaning**: Common areas and public bathrooms are cleaned twice a week.
### Important Notices
1. **Booking Fee (Management Fee)**: Valid for 1 month, during which check-in is required. Fees are non-refundable upon cancellation of the booking.
2. **Payment**: Please complete the payment at least 1 day before check-in; in-payment during the stay is not accepted.
3. **Room Key Card**: Each room is provided with only 1 key card.
4. **Personal Items**: Use of personal items in common areas and public bathrooms is not allowed.
5. **Late Rent Payment**: Fines will be incurred for overdue payments.
6. **Penalties**: Local Malaysian residents violating the contract will incur a fine equivalent to 2 months rent; for non-residents, the 2 months deposit will not be refunded, and parking fines will also apply.
7. **Lost Key Card**: A fine of 300 RM will be charged for key card replacement.
8. **Safety Measures**: Public areas are equipped with CCTV monitoring, with cameras positioned at entrances.
9. **Apartment Facilities**: Facilities must be booked via the app. Tenants may only use facilities accessible through their key cards.
10. **Visitor Policy**: No visitors or guests are allowed.
### Fee Schedule

2. Two Months Deposit
3. Access Card Fee: 150 RM
### Breach of Contract Policy
Early termination of the contract will result in the forfeiture of two months rent. Subletting is not permitted.
