**Smart Meter Recharge Information**
Our electricity service operates through a smart meter system for top-ups. The basic service fee is 0.75 RM per unit. Typically, the power consumption per room is about 1 unit per hour, with an average daily consumption ranging from 5 to 7 units, depending on individual usage while working from home.
After moving in, tenants must top up the smart meter (the community manager will provide assistance). The minimum top-up amount is 52.50 RM, while the recommended amount is 75 RM (equivalent to 100 units). Please prepare 75 RM for the initial top-up upon checking in.
**Check-in Time Regulations**
Monday to Friday: 11 AM to 5 PM (excluding public holidays). Lunch break from 1 PM to 2 PM.
Check-ins outside these hours are not accepted. Thank you for your cooperation, and we look forward to your arrival.
**Special Notices**
1. A fee of RM 150 will be charged for check-ins more than 3 days before or after the contract date.
2. If you need to move in or reschedule moving within 24 hours before check-in, a fee of RM 150 will apply.
3. If you fail to arrive on time, a rebooking fee of RM 150 will be charged for delays of more than 15 minutes.
**Tenant Benefits and Discounts**
1. **Zero Deposit Policy**: Applicable to local Malaysians with a rental period of 6 or 12 months.
2. **Wifi Service**: S internet connectivity provided.
3. **Room Facilities**: Fully equipped to meet daily needs.
4. **Weekly Cleaning**: Public areas and shared bathrooms are cleaned twice a week.
**Important Notes**
1. **Booking Management Fee**: Valid for 1 month, non-refundable during the stay.
2. **Payment Requirements**: Payment must be completed at least 1 day prior to check-in.
3. **Key Card Policy**: Only 1 key card is provided per room.
4. **Public Area Items Management**: Personal items are not allowed to be used in public areas and shared bathrooms.
5. **Late Rent Payment**: Late payments will incur penalties.
6. **Contract Breach Penalty**: Local Malaysians violating the contract will incur a penalty of 2 months rent; deposits of non-local tenants will be forfeited, and parking fines will also apply.
7. **Lost Key Card Penalty**: A fee of 300 RM will be charged for key card replacement.
8. **Security Facilities**: The public area is equipped with CCTV surveillance, with cameras monitoring the entrance area.
9. **Usage of Apartment Facilities**: Access to facilities that require booking through an app is restricted; tenants may only enter and use facilities accessible with the key card.
10. **Visitor Policy**: Visitors or guests are not permitted.

**Breach Policy**
Early termination of the contract will result in the forfeiture of two months rent. Subleasing is not permitted.
