**Smart Meter Recharge Instructions**
We utilize a smart meter system for electricity service recharge. Each unit of electricity costs 0.75 RM, and typically, each room consumes about 1 unit per hour. Depending on individual work-from-home situations, the daily electricity consumption fluctuates between 5 to 7 units.
Upon check-in, tenants are required to recharge the smart meter (the community manager will provide assistance). The minimum recharge amount is 52.50 RM, while most tenants opt for 75 RM (equivalent to 100 units). Please prepare 75 RM for the initial recharge upon check-in.
**Check-in Time Regulations**:
- Monday to Friday: 11:00 AM to 5:00 PM (excluding public holidays), with a lunch break from 1:00 PM to 2:00 PM.
- No check-ins will be accommodated outside of these hours.

**Important Notes**:
1. A fee of RM150 will be charged for check-ins exceeding 3 days before or after the contractually agreed date.
2. If you need to move out before check-in or reschedule moving arrangements within 24 hours prior to check-in, a fee of RM150 will apply.
3. If you fail to arrive on time (more than 15 minutes late), a rescheduling fee of RM150 will be incurred.
**Tenant Benefits and Discounts**:
1. **Zero Deposit**: Applicable to local Malaysian tenants with a rental period of either 6 or 12 months.
2. **WiFi Service**: Provides sui internet speed.
3. **Fully Equipped Rooms**.
4. **Weekly Cleaning**: Public areas and bathrooms are cleaned twice a week.
**Important Reminders**:
1. **Booking Management Fee**: Valid for 1 month; you must check-in within this period. No refunds for cancellations.
2. **Payment Notice**: Full payment must be completed at least 1 day before check-in; payments during stay are not permitted without prior approval.
3. **Room Card**: Each room is provided with only 1 room card.
4. **Public Area Item Restrictions**: Personal items are not allowed in public areas and communal bathrooms.
5. **Overdue Rent Payments**: Will incur corresponding penalties.
6. **Penalty Policy**: Local Malaysians violating the contract will be fined 2 months rent; non-locals will incur a penalty of 2 months deposit. Parking violations will also incur fines.
7. **Lost Room Card**: A penalty of 300 RM will be charged for card replacement.
8. **Security Measures**: CCTV monitoring is installed in public areas, covering all main entrances and exits.
9. **Apartment Facilities**: Some facilities require app reservations; tenants may only use facilities equipped with room cards.
10. **Visitor Policy**: No visitors or guests are allowed in the apartment.
**Fee Breakdown**:
1. Contract Fee: 399 RM
2. Deposit: Two months rent
3. Access Card Fee: 150 RM
**Breach of Contract Policy**: Early termination of the contract will result in confiscation of two months rent, and subletting is prohibited.
