Smart Meter Recharge Instructions The electricity service we provide operates on a smart meter system for recharges. The basic service fee is 0.75 Malaysian Ringgit (RM) per unit, and typically, the electricity consumption per room is about 1 unit per hour. Due to factors such as working from home, tenants usually consume between 5 to 7 units of electricity daily, depending on usage. After moving in, tenants need to recharge the smart meter (the community manager will assist). The minimum recharge amount is 52.50 Malaysian Ringgit, while tenants often choose to recharge 75 Ringgit (equivalent to 100 units). Please prepare 75 Ringgit for the initial recharge upon check-in. Check-In Time Regulations - Monday to Friday: 11 AM to 5 PM (excluding public holidays), with lunch break from 1 PM to 2 PM. - Check-in is not allowed outside of these hours. A fee of 150 Ringgit will be charged if check-in exceeds 3 days before or after the contract stipulated dates. 2. If you need to move in before the scheduled date or reschedule the move within 24 hours prior, a fee of 150 Ringgit will be charged. 3. If you fail to arrive on time (more than 15 minutes late), a re-scheduling fee of 150 Ringgit will apply. Tenant Benefits and Offers 1. Zero Deposit: Applicable to local Malaysian citizens with a rental period of 6 or 12 months. 2. Wifi: Suitable internet speed will be provided. 3. Fully equipped guest room facilities. 4. Weekly Cleaning: Common areas and public bathrooms are cleaned twice a week. Important Reminders 1. Booking (Management Fee): Valid for 1 month; check-in must be completed within this period. No refunds will be issued for cancellations. 2. Payment: Must be completed at least 1 day prior to check-in; payment cannot be processed during the stay. 3. Access Card: Each room is provided with only 1 access card. 4. Personal Items: Use of personal items in common areas and public bathrooms is not allowed. 5. Late Rent Payments: Penalties will apply. 6. Penalties: Local Malaysian citizens who violate the contract will be fined two months' rent; for non-local tenants, the deposit equivalent to two months will not be refunded and parking fines will also apply. 7. Lost Access Card: A penalty of 300 Ringgit will be charged for card replacement. 8. Security Measures: CCTV surveillance will be installed in common areas, focusing on entrances. 9. Apartment Facilities: Specific facilities require reservations through an app. Tenants can only use facilities that require an access card for entry. 10.
