**Smart Meter Top-up Instructions**
Our electricity service utilizes a smart meter system, allowing users to easily top up their accounts. The basic service fee is 0.75 MYR per unit. Generally, a room consumes about 1 unit of electricity per hour, with average daily consumption ranging from 5 to 7 units. This figure may increase if residents are working from home.
Upon moving in, tenants are required to top up their smart meter (the community manager will assist with this). The minimum top-up amount is 52.50 MYR, and tenants typically choose to top up 75 MYR (equivalent to 100 units). We recommend that you prepare 75 MYR as your initial top-up amount at check-in.
**Check-in Times**:
- Monday to Friday: 11:00 AM to 5:00 PM (excluding public holidays). Lunch break from 1:00 PM to 2:00 PM.
- We do not accommodate check-ins outside of the above time slots.

**Friendly Reminders**:
1. A fee of 150 MYR will be charged if you check in more than three days before or after the scheduled move-in date.
2. A fee of 150 MYR will apply if you need to move in before your scheduled date or rearrange your moving appointment within 24 hours of check-in.
3. If you cannot arrive at the agreed time, a rescheduling fee of 150 MYR will be incurred (for delays of more than 15 minutes).
**Tenant Benefits and Perks**:
1. *Zero Deposit*: Available for local Malaysians, with lease terms of 6 or 12 months.
2. *Wifi Service*: Provides s internet connectivity.
3. *Fully Furnished Rooms*.
4. *Weekly Cleaning Service*: Common areas and restrooms are cleaned twice a week.
**Important Notes**:
1. *Booking Management Fee*: Valid for 1 month, you must check in within this period; cancellations will not be refunded.
2. *Payment Requirement*: Payment must be completed at least 1 day before check-in, not during the stay.
3. *Room Card*: Each room is provided with only 1 room card.
4. *Personal Items*: The use of personal items in public areas and restrooms is prohibited.
5. *Late Rent Payment*: A penalty will be applied for late payments.
6. *Penalty Terms*: Local Malaysians who breach the contract will be fined two months’ rent; non-locals will forfeit their deposit, with the same parking fines applying.
7. *Lost Room Card*: A replacement fee of 300 MYR will be charged for lost room cards.
8. *Safety Measures*: CCTV cameras are installed in public areas to ensure safety.
9. *Facility Use*: Use of certain facilities is restricted and requires reservations through the app; tenants must use their room cards to access specific facilities.
10. *Visitor Policy*: Visitors are not allowed.
**Fee Structure**:
1. Contract Fee: 399 MYR
2. Security Deposit: Two months rent
3. Access Card Fee: 150 MYR
