**Smart Meter Recharge Instructions**
We provide our tenants with a smart meter system for electricity service recharge. The basic cost is 0.75 MYR per unit of electricity. Typically, each room consumes about 1 unit of electricity per hour, with an average daily consumption ranging from 5 to 7 units. The actual usage may vary based on the tenants activities at home.
After moving in, tenants are required to recharge the smart meter (with assistance from the community manager). The minimum recharge amount is 52.50 MYR, while tenants usually opt to recharge 75 MYR (approximately 100 units). Please prepare 75 MYR for the initial recharge upon check-in.
**Check-in Time Regulations**:
- Monday to Friday: 11:00 AM to 5:00 PM (excluding public holidays); lunch break is from 1:00 PM to 2:00 PM.
- Check-ins outside these hours are not accommodated.

**Special Notes**:
1. An additional fee of 150 MYR will be charged for check-ins that are more than 3 days early or late.
2. A 150 MYR fee will apply if moving in before the official check-in date or if there are changes to the moving schedule less than 24 hours prior to the move.
3. A rescheduling fee of 150 MYR will apply for arrivals that exceed the agreed check-in time by more than 15 minutes.
**Tenant Benefits and Offers**:
1. **Zero Deposit**: Available for local Malaysians with a lease of 6 or 12 months.
2. **Wifi**: S internet speed is provided.
3. **Fully Furnished Rooms**.
4. **Weekly Cleaning**: Public areas and common bathrooms are cleaned twice a week.
**Important Matters**:
1. **Booking Management Fee**: Valid for 1 month and occupancy must occur within this period. No refunds will be issued for cancellations.
2. **Payment Requirements**: Payments must be completed at least 1 day before check-in; payment during the stay is not permitted.
3. **Room Key**: Only one key card is provided per room.
4. **Personal Items**: Storing personal items in public areas and common bathrooms is not allowed.
5. **Overdue Rent**: A fine will be applied for late payments.
6. **Penalty Regulations**: Local Malaysians violating the contract will incur a penalty equivalent to 2 months’ rent; non-local tenants will forfeit their 2-month deposit. Parking violations are also subject to fines.
7. **Loss of Key Card**: A fine of 300 MYR will be charged for key card replacement.
8. **Safety Measures**: CCTV is installed in public areas, with cameras facing the entrance.
9. **Apartment Facilities**: Facilities requiring prior email booking may have usage restrictions. Tenants can use facilities accessible with their key card.
10. **Visitor Policy**: Visitors or friends are not permitted in the apartment.
**Fee Details**:
1. Contract Fee: 399 MYR
2. Deposit: Two months’ rent
3. Access Card Fee: 150 MYR
**Breach Policy**: Should the contract be terminated early, two months’ rent will be forfeited; subletting is not allowed.
