### Building Information #### Smart Meter Top-Up Our electricity service operates on a smart meter system for recharging, with a basic fee of 0.75 RM per unit. The average electricity consumption for a room is approximately 1 unit per hour. Depending on individual working situations at home, daily usage typically ranges between 5 to 7 units. After check-in, tenants are required to top up their smart meter (assistance will be provided by the community manager). The minimum top-up amount is 52.50 RM, and tenants usually opt for 75 RM (around 100 units). Please prepare 75 RM for the initial top-up upon check-in. #### Check-In Time Regulations - **Monday to Friday**: 11 AM to 5 PM (excluding public holidays), with lunch break from 1 PM to 2 PM. - Check-in is not permitted outside the above hours. Thank you for your cooperation, and we look forward to your arrival! #### Special Notes 1. If check-in occurs more than 3 days before or after the contractually agreed date, a fee of 150 RM will be charged. 2. An early check-in or rescheduling within 24 hours prior to moving in will incur a fee of 150 RM. 3. A late arrival fee of 150 RM will apply if arrival is more than 15 minutes late. #### Tenant Benefits and Discounts 1. **Zero Deposit**: Available for local Malaysians with a rental period of 6 or 12 months. 2. **Wifi**: Offering ideal internet speeds. 3. **Fully Furnished Rooms**. 4. **Weekly Cleaning**: Common areas and bathrooms are cleaned twice a week. #### Important Reminders 1. **Booking (Management Fee)**: Valid for 1 month, during which check-in is mandatory. Cancellations will not be refunded. 2. **Payment**: Must be completed at least 1 day prior to check-in; payments are not accepted during the stay. 3. **Access Card**: Each room is provided with 1 access card. 4. **Personal Items**: The use of personal items is prohibited in common areas and bathrooms. 5. **Late Rent Payment**: Late fees will apply. 6. **Penalties**: Local Malaysians violating the contract will incur a penalty of 2 months rent; deposits for non-locals will not be refunded. Parking fines also apply. 7. **Lost Access Card**: A fee of 300 RM will be charged for card replacement. 8. **Safety Measures**: CCTV surveillance is installed in common areas, focusing on the main entrance. 9. **Apartment Facilities**: Usage of certain facilities requires reservations through an app; tenants can only access facilities designated for cardholders. 10. **Visitors/Guests**: Visitors or guests are strictly prohibited. #### Fees 1. Contract Fee: 399 RM. 2. Deposit: Two months rent. 3. Access Card Fee: 150 RM. #### Breach of Contract Policy Early termination will result in the forfeiture of two months’ rent and subletting is prohibited.
