Please refer to the actual room number assigned upon your arrival. *Apartment Overview* This apartment is located at Gate 2 of the University of New South Wales, providing students with independent living and study spaces. It features elegant interior decor and is fully furnished, ensuring a comfortable living experience. Additionally, the apartment boasts a prime location in the heart of Kensington, allowing easy access to the university within just a ten-minute walk, without the hassle of long queues for public transport. *Other Fees* - The deposit is equivalent to four weeks' rent. - An application fee of AU$55 must be paid before check-in. - Cleaning fee: - Studio/one-bedroom apartment: $150 - All shared apartments: $80 - If payment is made by credit or debit card, the following additional fees will apply: - Debit card Visa: 0.6% - Debit card MasterCard: 2% - Credit card MasterCard: 1.9% - Credit card Visa: 2% *Important Notes* - Cleaning fee: According to Australian rental agreements, a cleaning fee is required upon checkout from student accommodation, with the amount specified by the apartment. The deposit (bond) will be refunded by RTBA/RTA within 2-3 weeks after vacating. - Subletting fee: Per Australian rental agreements, tenants must find their own replacement tenant for subletting student apartments and complete the subletting process at the front desk. Associated costs are the responsibility of the subletter, with exact amounts determined by the apartment front desk. - Please carefully review the emails and contracts sent by the apartment; check-in times and locations are specified in the apartment's documents. If check-in is required outside of business hours, please contact the apartment in advance. - Some apartments may require advance setup of utilities such as water, electricity, and internet; please contact the apartment accordingly. - Apartment prices and availability are subject to change at any time; the final rental price is based on the apartment's last quote and contract. If check-in is needed on weekends, holidays, or during other non-business hours, please confirm in advance with the apartment. Risk Warning: In recent years, there have been cases in the rental market where tenants' rights have been compromised due to one-time annual rent payments. To protect the rights of all our clients, none of the apartments we partner with require full annual rental payment upfront.
