Question 42

Can I check-in on the same day if my flight arrives at school in the evening?

Accepted Answer

The apartment management office has set working hours, so if you arrive after those hours, you will need to wait until the next day to check in. Some apartments do not operate on weekends, so students should plan their flights and schedules accordingly based on the office hours. Remember, apartments are not like hotels, so if you arrive after hours, please arrange temporary accommodation in advance.

Question 43

What should I do if I arrive at the apartment I booked and find it doesn't meet my expectations?

Accepted Answer

Please contact the apartment management directly to communicate your concerns and try to negotiate with them. If there is no room for compromise and you do not wish to breach the contract, the best option is to sublet the apartment to someone else. We strongly discourage moving out without communication. In the U.S., once you sign, the contract is in effect, and neither party can terminate it early. If a tenant has a compelling reason to terminate, landlords usually expect them to find a new tenant before moving out, but rent for vacant periods still falls on the current tenant until the lease ends. To avoid complications, it's best to follow the lease, as your rental payment and credit records are closely linked, and forcing a move could adversely affect your credit report and require extra months' rent, leading to significant losses.

Question 44

Can the apartment collect my packages before I check in?

Accepted Answer

No, the apartment requires you to check in personally before they can receive packages on your behalf.

Question 45

Can I terminate my lease at any time once I sign it in the U.S.?

Accepted Answer

Generally, once a lease is signed, it is in effect and neither party can terminate it early. U.S. law states that if a tenant signs a long-term lease, they are responsible for paying the full rental amount for the lease term, even if they move out and do not occupy the apartment. If a tenant absolutely must terminate their lease for special reasons, landlords often require them to find a new tenant before they move out, but they will still be responsible for rent during any vacancy until the lease expires. To avoid trouble, it is best to abide by the lease, as your rental payment history and credit record are closely linked. Forcing a lease termination could significantly impact your credit report, and you may need to pay an additional month or two of rent, which can result in substantial costs.

Question 46

What should I do if I want to rent a two-bedroom apartment but have no roommate?

Accepted Answer

Boston apartments are generally rented as whole units, and the apartment provides a roommate-finding service. Students can try to find friends to share the apartment, or contact a rental consultant to help find a roommate.

Question 49

What is a security deposit?

Accepted Answer

A security deposit (Deposit/Security Deposit) varies by apartment. If the tenant does not violate the apartment's rules during the lease term, the deposit will be returned at the end of the lease. International students, who cannot provide a U.S. Social Security Number (SSN) or a domestic guarantor, may need to pay an additional deposit, which typically does not exceed one month’s rent. For some apartments, the deposit must be paid at the time of signing the lease, while others allow it to be paid at check-in.
