If I want to cancel my reservation, what should I do?
We offer a 7-day free cancellation service, starting from the completion of the entire reservation. If you book for the academic year starting in September on or after August 1st, the cooling-off period will be shortened to 48 hours from the date and time you sign the lease agreement/license.
To cancel, please do so in writing (email is also acceptable).
If you have paid a deposit, it is protected by the "Deposit Protection Scheme" (DPS), so we will handle the deposit refund. It may take up to 30 days from our application for the deposit to be refunded.
For all fees related to canceling the contract, please refer to your lease agreement or email us.
What if I cancel the contract after the cooling-off period?
If you need to cancel the contract, you need to find someone else to take over the agreement with us. We will do our best to assist you. Until you find someone else, you are still bound by the contract and must pay rent. Once you have found an alternative tenant, and they have passed the cooling-off period, you can terminate the contract.
For all fees related to terminating the contract, please refer to your lease or email us.
I haven't been accepted to the university/my VISA hasn't been accepted.
We know things don't always go according to plan, and you shouldn't be penalized for it. If your VISA to study in the UK is not accepted, or if you are denied entry to the university and cannot study in the city of your choice, please contact the property manager. Please provide relevant evidence.
