Policy Cancellation To ensure your room before July 31st, you must take the following steps within 3 days of receiving this lease agreement (these 3 days are referred to as the "decision period"): 1. Pay your booking fee (which will be deducted from your first rental payment if your booking is not canceled). 2. Both the tenant and the guarantor must sign the lease agreement. If you do not pay the first rental payment on the booking date, you must pay it before July 31st, otherwise, the apartment reserves the right to cancel your booking. For bookings after July 31st, to ensure your room, you must take the following steps within the decision period: 1. Pay your first rental payment. 2. Both the tenant and the guarantor must sign the lease agreement. For rooms booked on or after August 1st, no reservation fee is required. Failure to ensure your room within the specified time may result in the apartment canceling your booking. Cancellation during the decision period If you notify us of your intention to cancel during the decision period, the booking fee is refundable. If you cancel the reservation after the decision period but before July 31st, any prepaid rent will be refunded to you, except for your booking fee, which will not be refunded. No action during the decision period If at the end of the decision period you have not taken any action, that is, you have not signed and accepted the lease agreement and/or paid your booking fee and/or first rental payment, our system will cancel your offer and your room will be available for others to book. Cancellation after accepting the lease agreement and paying the first rental payment on or after August 1st To cancel the reservation after the decision period, i.e., after July 31st but before the lease start date specified in the lease agreement, you must meet either of the following conditions: 1. Your visa application has been rejected. Please note that this does not include cases where the visa has been revoked after being granted. 2. You have failed to obtain the grades required to enter the university, therefore you do not have student status. ("Cancellation conditions") If you meet any of the above cancellation conditions and can provide evidence to the apartment that you meet the above conditions, the apartment will approve your cancellation request. If, on the date your cancellation request is approved, you have accepted the lease agreement and paid the first rental payment, the apartment will refund the first rental payment you paid, minus the booking fee you paid (or if you booked a room after July 31st, the equivalent amount of the booking fee). If you need to cancel the reservation after the decision period ends on July 31st or later but before the lease start date specified in the lease agreement and cannot meet the above cancellation conditions, you will be fully responsible for the rent for the entire lease term. Unless we agree to you finding a suitable replacement tenant, accepting a replacement tenant will be at the apartment's sole discretion. Please note that unless you reach an agreement with the apartment to clear all outstanding accounts, we will not agree to a replacement tenant. Any decision to terminate the lease agreement for reasons other than not meeting the cancellation conditions will be at the apartment's sole discretion based on the specific circumstances. Requests for changing rooms or accepting replacement tenants after the lease start date specified in the lease agreement will be managed based on availability and our sole discretion. If the apartment agrees, a fee of £50 will be required each time, and you will be responsible for cleaning the room in accordance with the terms of the lease agreement. Requests for replacement tenants received during the lease term will not be accepted after June 1st.
