General conditions - No Place No Pay (for first-year students only): Before the lease starts, if a student is unable to study in the booked city due to visa refusal or university rejection, we are happy to discuss other feasible options with the student, including arranging rooms in other cities where we have accommodation buildings or deferring the entire lease. He/she may also be eligible to terminate the agreement. In this case, the student can receive a refund of the rent paid, but the booking fee will not be refunded. The following documents must be provided within 7 days of the announcement of the results: Written refusal letter from the Home Office or Written refusal letter from the chosen university/college or UCAS, or UCAS status screenshot, to confirm failure to obtain the required grades. Coronavirus cancellation policy Visa application delay: If a student is unable to obtain a visa on time due to the closure of the visa center, the student can contact UNINN within 7 days to seek the possibility of extending the rental. We can also discuss other optional solutions with you. Delayed start date: If the course is delayed, the student can submit the updated start date to UNINN within 7 days, and we will consider postponing the lease to accommodate the course, or discuss other feasible options with you. Travel ban: If the student's country or region imposes a travel ban on the UK, the student can contact UNINN before the start date of the lease. We will consider postponing the lease until the travel ban is lifted, or discuss other feasible options with you. Early termination: If a student wishes to terminate the lease before the end of the term, he/she is still responsible for paying the full rent unless a suitable replacement tenant is found. We will do our best to assist, but the student remains responsible for finding a replacement tenant. In addition, a management fee of £50 may be required.
