The apartment promotes an equal and friendly tenant culture (no landlords, no surveillance), preferentially ing tenants (primarily international students and local professionals) to provide a high-quality living environment. All apartments are located near MRT stations and shopping malls, aiming to create ideal living conditions, especially convenient for Chinese friends holding long-term residence permits. 2. The deposit is typically paid after signing the contract: 1 months deposit for leases under one year, and 2 months deposit for leases of two years. After moving out, the landlord will conduct an inspection, and the deposit is generally returned within a week. 3. The rental period must comply with Singapore government regulations, with a minimum of 3 months, though most tenants typically opt for a 1-year lease. Subletting during this period is not allowed, and early termination of the lease is usually not permitted, which is equivalent to forfeiting the deposit. 4. Rent includes air conditioning, furniture (bed, and chairs, wardrobe), Wi-Fi, household appliances, and shared facilities. The apartment also provides regular services, including weekly cleaning of common areas and optional room cleaning upon agreement, along with quarterly air conditioning maintenance and cleaning. 5. The first S$400 of utility costs for each apartment is covered by the landlord (usually sufficient for usage), with any excess shared by the tenants. This arrangement aims to encourage responsible resource usage and prevent waste. In cases of persistent overspending, discussions should be held to alleviate discomfort, such as managing the use of air conditioning and water heaters. 6. House rules include: - No visitors allowed after 9 PM, and absolutely no overnight guests, as government regulations stipulate that no more than 8 unrelated individuals may occupy each apartment (effective until the end of 2026). If relatives or friends visit, do not allow them to stay overnight. - Quiet must be maintained after 10 PM to coexist harmoniously with neighbors. - Please clean up after using the bathroom, keeping other tenants in mind. The same principle applies to shared areas the kitchen and living room. 7. The warranty for room interiors is 7 days. Afterward, if any room or common area facilities are damaged, according to the lease, the first S$200 will be borne by each tenant, with any remaining costs covered by the landlord. For instance, if the cost to replace the air conditioning unit is S$3000, the 6 tenants together would cover S$1200, while the landlord would cover S$1800. This principle also applies to facilities washing machines, refrigerators, and stoves.
