### Apartment Rental Information #### Rental Terms - The rental term starts from 3 months. If the rental period exceeds one year, special discounts will be available. Please feel free to consult our advisors. #### Rent Details - This apartment is a direct rental from a partner property, so there are no agent fees. #### Apartment Features - The apartment is fully furnished and ready for you to move in with just your suitcase. #### Location - The apartment is conveniently located near Tangshan Road Mall and is very close to the SIM and JCU campuses. #### Apartment Regulations 1. **Tenant Culture**: This apartment promotes a culture of equality, fraternity, and friendliness among tenants (no landlords, no surveillance). We conduct a strict screening process for tenants, primarily accommodating international students and local professionals. Our focus is on apartment rentals in Singapore, providing an excellent living environment. The majority of our apartments are located near subway stations and shopping centers, specifically tailored for friends from China holding long-term residence passes. 2. **Deposit Policy**: The deposit is typically paid at the time of signing the lease. For a rental period of up to 1 year, the deposit is equivalent to one months rent; for a rental period of 2 years, it is equivalent to two months rent. After the end of the lease, the landlord will complete the inspection within one week and refund the deposit. 3. **Rental Period Regulations**: According to Singapore government regulations, the lease must be for a minimum of 3 months, with most tenants opting for a one-year lease. Subleasing is not allowed during the rental period, and early termination of the lease will be considered as forfeiture of the deposit. 4. **Rent Includes**: The rent covers air conditioning, furniture (bed, , chairs, wardrobe), Wifi, appliances, communal facilities, and regular services. For example, weekly cleaners will maintain the common areas, and upon your consent, can also provide services for your room; quarterly air conditioning maintenance and cleaning services are also included. 5. **Utilities Costs**: The landlord covers the first 400 SGD of utility bills for each apartment (which is usually sufficient), with any excess shared among tenants. This arrangement aims to encourage tenant self-discipline and reduce landlord intervention. If bills consistently exceed this amount, tenants are advised to discuss reasonable usage practices for air conditioning and water heaters to control costs. 6. **Rental Agreement**: - Visitors are not allowed after 9 PM, and overnight stays are strictly prohibited, as per Singapore government regulations which state that no apartment may house more than 8 residents (effective until the end of 2026). - Please keep noise levels down after 10 PM and maintain harmonious relations with neighbors. - Restrooms should be kept clean immediately after use, and communal areas such as the kitchen and living room should be kept tidy as well. 7. **Facility Warranty**: The warranty period for room facilities is 7 days. After this period, if damage occurs to the room or communal facilities, the lease specifies that the first 200 SGD will be shared among the tenants, with the landlord covering any amount beyond this. For example, if the total cost to replace the air conditioner is 3000 SGD, 1200 SGD will be borne by the 6 tenants, while the remaining 1800 SGD will be covered by the landlord. Similar conditions apply to equipment washing machines and refrigerators.
