This apartment promotes an equal, friendly, and supportive tenant culture (no landlords, no surveillance), and tenants are carefully ed (mainly international students and local professionals). We focus on apartment rentals in Singapore, all of which have excellent locations, close to MRT stations and commercial districts, providing a good living environment for Chinese friends holding long-term residence permits. 2. The security deposit is generally paid after signing the lease. For the deposit: for a lease term of less than 1 year, a deposit of 1 months rent is required, while for a 2-year lease, a deposit of 2 months rent is needed. The landlord will refund the deposit within one week after the inspection of the property upon moving out. 3. According to Singapore government regulations, the minimum lease term is 3 months. Most of our tenants choose a 1-year lease. Subletting is not allowed during the lease period, and terminating the lease early is generally not permitted (which is regarded as forfeiting the deposit). 4. The rent includes air conditioning, furniture (bed, desk, chairs, wardrobe), Wi-Fi, household appliances, and the use of communal facilities. Additionally, we provide some regular services, such as weekly cleaning of common areas (and, with your consent, cleaning your room) and quarterly air conditioning maintenance and cleaning services. 5. The first S$400 of utility bills (water and electricity) for each apartment is covered by the landlord (generally sufficient for use), with any excess shared among tenants. This arrangement is intended to encourage tenant self-discipline and minimize landlord intervention. In the event of excessive billing causing discontent, conservation measures should be discussed, such as limiting air conditioning usage and promptly turning off the water heater. 6. The rules for living in the apartment include: - No visitors are allowed after 9 PM, and overnight stays are strictly prohibited. According to Singapore law, no more than 8 people may occupy each apartment who do not reside there, so please arrange visits from friends and family accordingly. - Please maintain quiet after 10 PM to foster a harmonious relationship with neighbors. - After using the restroom, please clean up quickly for the consideration of other tenants. The same principle applies to common areas such as the kitchen and living room. 7. The warranty period for repairs within the room is 7 days. After that, for damages to private rooms or common facilities, the lease stipulates that the first S$200 is the responsibility of the tenant, with the excess covered by the landlord. For example, if the cost to replace the air conditioning is S$3000, the first S$1200 would be shared among 6 tenants, and the remaining S$1800 would be borne by the landlord. This policy also applies to facilities such as washing machines, refrigerators, stoves, and range hoods. In practice, such situations are rare, and most issues are resolved through fair and reasonable negotiation.
