The apartment promotes a culture of equality and friendliness among tenants (no landlords, no monitoring), with strict tenant ion, primarily for international students and local white-collar workers. The apartments are mainly located near MRT stations and shopping malls, offering a high-quality living environment and resources for friends holding long-term residency in Singapore. 2. A security deposit is typically paid upon signing the lease; for leases under one year, one months deposit is required, while for leases of two years, two months deposit is necessary. The deposit will be returned within a week after the landlords inspection upon move-out. 3. According to Singapore regulations, the rental period must be at least 3 months, with most tenants opting for a 1-year lease. Subletting is prohibited, and early termination of the lease is generally not feasible (considered as forfeiting the deposit). 4. The rent includes air conditioning, furniture (bed, , chairs, wardrobe), Wifi, appliances, and public facilities, with regular services such as cleaning of common areas weekly (with your consent, your room can be cleaned), and quarterly air conditioning maintenance and cleaning. 5. The first 400 SGD of utility expenses for each apartment is covered by the landlord (generally sufficient for usage), and any excess will be shared among tenants. This arrangement is designed to encourage tenant self-discipline and reduce landlord intervention. If bills exceed and cause discomfort, please discuss reasonable usage of electricity and water together. 6. Tenant Agreement includes: - No visitors after 9 PM, absolutely no overnight stays, following Singapore governments regulations, with a maximum of 8 people per apartment (until the end of 2026). - Maintain quiet after 10 PM and live harmoniously with neighbors. - Clean up after using the restroom, considerate of others; this also applies to shared areas such as the kitchen and living room. 7. The maintenance response time for room amenities is 7 days, and if further repairs are needed, damage costs will be borne in accordance with the lease agreement, with the first 200 SGD shared by tenants, and any excess covered by the landlord. For example, if the air conditioning replacement costs 3000 SGD, the first 1200 SGD is shared among six tenants, while the remaining 1800 SGD is the landlords responsibility.
