### The Parc Apartment Introduction The Parc Apartment is a chic residential development project that combines unique charm with modern facilities, designed to provide residents with a comfor living experience. Residents can enjoy a variety of amenities, including a swimming pool, spa pool, barbecue area, gym, fitness stations, and hot tubs to meet their daily fitness and relaxation needs. Additionally, all essential shops are within walking distance, allowing residents to easily purchase everyday necessities without having to travel far. ### Convenient Transportation The Parc Apartment is conveniently located near multiple public transport lines, making it easy for residents to commute. The nearest subway station is Clementi MRT Station, and nearby bus stops include Clementi Sports Centre, Tanglin Secondary School, Tien Wah Press Building, Clementi Flyover, and the NTUC Fairprice. For residents who drive, accessing Orchard Road Shopping District via Holland Road, Ayer Rajah Expressway, and Tanglin Road takes just 15 to 20 minutes. ### Apartment Features - Fully furnished - Close to National University of Singapore / Curtin University ### Apartment Regulations 1. Monthly utilities are shared among tenants, with fixed internet and cleaning fees: Internet costs S$12 per month and cleaning fees are S$20 per month (additional cleaning requests will incur extra charges). A security deposit of one month’s rent plus S$200 for utilities is required. 2. No subletting of rooms is allowed, guests are not permitted inside, and smoking or loud noise in the rooms is prohibited to avoid disturbing neighbors and roommates. 3. Room doors and windows, as well as bathroom doors and windows, should be opened and closed gently; please follow instructions when using the washing machine and dryer; maintain cleanliness in both the common areas and the rooms. If any facilities are damaged or costs arise, all tenants will share the responsibility. Tenants must send photos and videos of the interior of their rooms within 10 days of moving in for reference when checking out; if any damages occur after 10 days, the tenant will be responsible for repair costs. 4. Air conditioning service is carried out every three months at a cost of S$30 per service; if the tenant stays for a full year, a chemical cleaning will be conducted at a cost of S$90. 5. The entire apartment can accommodate a maximum of 6 people, including males, females, and quiet professionals, with a primary focus on students. 6. A late-night service fee of S$200 per person will be charged for check-ins after midnight. 7. Rent is to be paid quarterly after moving in, with payments preferably made in cash or via bank transfer in Singapore dollars. 8. The reservation deposit depends on the booked room type, and an additional S$200 for utilities and a one-month rent deposit are required. 9. Cleaning fees upon check-out are S$80 per visit for master rooms and S$50 per visit for standard rooms. 10. Tenants must take good care of the apartment access cards and keys; if lost, a replacement fee of S$200 will apply. ### Important Information for Residents When confirming your booking, please provide a passport, IPA/STP, and flight information (if not provided, it can be submitted later). The lease must be confirmed in person. ### Notice on Lease Termination For a rental period from 2024/6/30 to 2024/7/31, the check-out date must be either 2024/6/30 or 2024/7/31; other dates will not be accepted.
