The apartment promotes a culture of equality, inclusivity, and friendliness among tenants, with strict ion primarily aimed at international students and local professionals. We specialize in apartment rentals in Singapore, most of which are located near MRT stations and shopping malls, offering quality living experiences for our friends from China. 2. The security deposit is usually paid after signing the lease: one months rent for leases shorter than a year and two months for leases of two years. After moving out, the landlord will inspect the apartment and return the deposit within a week. 3. According to Singapore government regulations, the minimum lease term is 3 months. Usually, our tenants opt for a one-year contract. Subleasing is not permitted during the rental period, and early termination will be treated as forfeiting the deposit. 4. Rent covers air conditioning, furniture (bed, , chairs, wardrobe), Wi-Fi, household appliances, and public facilities. Additionally, a cleaner will be scheduled to maintain cleanliness in the common areas weekly, and with your consent, cleaning can also be arranged for your room; quarterly maintenance and cleaning of the air conditioning units will be conducted. 5. The first 400 SGD of utility bills for each apartment will be covered by the landlord (generally sufficient); any excess will be shared among tenants. We encourage tenants to be mindful of energy consumption. If bills are excessively high, we suggest reasonable use of appliances, such as using air conditioning only at night and turning off the water heater promptly. 6. The house rules include: - Visitors are not allowed after 9 PM, and overnight guests are strictly prohibited. According to Singapore government regulations, no more than 8 individuals may reside in each apartment (until the end of 2026). Please adhere to these rules if friends or family visit. - Quiet hours start after 10 PM, maintaining harmony with neighbors. - Please keep the common bathrooms clean after use; this principle also applies to the kitchen and living areas. 7. The internal warranty for the rooms is 7 days. After this period, for any damages, the lease stipulates that the first 200 SGD will be the tenants responsibility, with the remaining amount covered by the landlord. For example, if the cost to replace an air conditioner is 3000 SGD, 1200 SGD will be shared among 6 tenants, and the remaining 1800 SGD will be covered by the landlord. Similar terms apply to appliances such as washing machines, refrigerators, stovetops, and range hoods.
