Our apartments promote a culture of equality, friendliness, and mutual assistance among tenants (without landlords and surveillance). We conduct strict tenant screening, primarily targeting international students and local professionals. All available rentals are located near MRT stations and shopping malls, providing a quality living environment and resources for friends holding long-term residency in Singapore. 2. Security deposits are typically paid after signing the lease: one months deposit for leases under one year, and two months deposit for a two-year lease. After move-out, the landlord will conduct an inspection and return the deposit within one week. 3. According to Singaporean government regulations, the minimum lease term is three months, with the vast majority of tenants opting for a one-year lease. Subletting is prohibited during the rental term, and early termination of the lease will result in forfeiture of the deposit. 4. Rent includes air conditioning, furniture (bed, and chairs, wardrobe), Wi-Fi, household appliances, communal amenities, and some regular services such as weekly cleaning of common areas (room cleaning can also be provided upon prior agreement) and quarterly air conditioning maintenance and cleaning. 5. The landlord covers the first 400 SGD of utilities for each apartment (usually sufficient), with any excess split among tenants. This arrangement encourages self-discipline among tenants and reduces landlord interference. If bills remain unusually high, tenants may negotiate adjustments to usage habits, such as air conditioning hours and the operation of the water heater. 6. The house rules are as follows: - No guests are allowed after 9 PM, and overnight stays are strictly prohibited, as Singaporean government regulations stipulate that no more than 8 unrelated individuals can occupy one apartment (as per the regulations until the end of 2026). Visitors may not stay overnight. - Please keep noise to a minimum after 10 PM and maintain harmony with neighbors. - Ensure that common areas, including bathrooms, kitchens, and living rooms, are cleaned after each use. 7. There is a 7-day warranty period for the room; if any room or communal area facilities are damaged thereafter, per the lease agreement, the first 200 SGD will be shared among tenants, and the landlord will cover any excess amount. For example, if the air conditioning replacement costs 3000 SGD, the first 1200 SGD will be divided among six tenants, and the remaining 1800 SGD will be the landlords responsibility. This stipulation also applies to washing machines, refrigerators, stoves, exhaust fans, and other appliances. Such incidents are infrequent, and in most cases, costs are discussed to ensure fairness and reasonableness.
