**Smart Meter Recharge Information**
The electricity service for this building operates on a smart meter system for recharging. The basic service fee per unit is 0.75 RM. Typically, each room consumes about 1 unit of electricity per hour, with an average daily consumption ranging from 5 to 7 units, depending on the tenants working habits at home.
After moving in, tenants are required to recharge the smart meter (the community manager will assist with this process). The minimum recharge amount is 52.50 RM, with most tenants opting to recharge 75 RM (which provides 100 units). Please prepare 75 RM for the initial recharge upon check-in.
**Check-in Time Regulations**:
- Monday to Friday: 11 AM to 5 PM (excludes public holidays). Lunch break is from 1 PM to 2 PM.
- Check-ins are not permitted outside of the specified hours.

**Special Notes**:
1. A fee of 150 RM will be charged for check-ins more than 3 days before or after the contracted date.

**Tenant Benefits and Discounts**:
1. **No Deposit Policy**: Applicable to local Malaysian residents with lease terms of 6 or 12 months.

4. **Weekly Cleaning Service**: Common areas and shared bathrooms are cleaned twice a week.
**Important Reminders**:
1. **Booking (Management Fee)**: Valid for 1 month; check-in must occur during this period. Fees are non-refundable upon cancellation.
2. **Payment**: Must be completed at least 1 day before check-in, not during the stay.
3. **Access Cards**: One access card is provided per room.
4. **Personal Items**: Usage in public areas and shared bathrooms is not permitted.
5. **Late Rent Payments**: Will incur a penalty fee.
6. **Penalty Policy**: Local Malaysian residents violating the contract will be fined 2 months rent; deposits for foreign tenants will not be refunded. Parking violations will also incur fines.
7. **Lost Access Card**: A fee of 300 RM will be charged for card replacement.
8. **Security Measures**: CCTV monitoring is installed in public areas, with cameras focused on the entrance.
9. **Apartment Facilities**: Certain facilities require reservations via an app; tenants can only access areas that require an access card.
10. **Visitor Policy**: Visitors or guests are not permitted.
