Officially VerifiedSmart Meter Recharge Our electricity service operates through a smart meter system for recharging. The base fee is 0.75 Malaysian Ringgit per unit. Each room typically consumes about 1 unit per hour, with an average daily consumption ranging from 5 to 7 units. If an individual works from home, the consumption may be higher. After moving in, tenants must recharge the smart meter (the community manager will provide assistance). The minimum recharge amount is 52.50 Malaysian Ringgit, and tenants usually opt to recharge 75 Malaysian Ringgit (equivalent to 100 units). Please prepare 75 Malaysian Ringgit for the initial recharge upon check-in. Check-in Time Regulations Monday to Friday: 11 AM to 5 PM, excluding public holidays. The lunch break is from 1 PM to 2 PM. Check-ins outside of these specified hours will not be accommodated. Thank you for your cooperation, and we look forward to your arrival. Notes: 1. A fee of 150 Malaysian Ringgit will be charged for check-ins more than 3 days before or after the contractually agreed date. 2. A fee of 150 Malaysian Ringgit will be charged for relocating before check-in or rescheduling moving arrangements within 24 hours prior to check-in. 3. A rescheduling fee of 150 Malaysian Ringgit will be charged for late arrivals (over 15 minutes past the agreed time). Tenant Benefits and Discounts 1. *No Deposit*: Applicable to local Malaysian citizens with lease terms of 6 or 12 months. 2. *Wifi*: High-speed internet is provided. 3. Complete room facilities. 4. *Weekly Cleaning*: Common areas and public bathrooms are cleaned twice a week. Important Reminders 1. *Booking Management Fee*: Valid for one month; guests must check in during this period. Cancellations will not be refunded. 2. *Payment*: Must be completed at least one day before check-in, not during the stay. 3. *Access Card*: Each room is issued only one access card. 4. *Personal Items*: Use of personal items in common areas and public bathrooms is prohibited. 5. *Late Rent Payment*: Will incur penalties. 6. *Penalties*: Local Malaysian citizens who violate the contract will incur a penalty of two months' rent; deposits from non-local individuals will not be refunded. Parking fines also apply. 7. *Lost Access Card*: A fine of 300 Malaysian Ringgit will be charged for card replacement. 8. *Security Measures*: The common area is equipped with CCTV monitoring, with cameras facing the entrance. 9. *Apartment Facilities*: Certain facilities require booking through an application; tenants may only access facilities open with the access card. 10. *Visitors/Guests*: Visitors or guests are not allowed. Once the deposit is paid to secure the room, cancellations or modifications to the rental start date are not allowed. The deposit will be refunded if the contract is fulfilled without any breaches.

Ending the lease early is considered a breach of contract, and the deposit will not be refunded. The apartment has the right to demand payment for the remaining months of the lease period.

Overall, the apartment’s decor and service are pretty good, after all it’s newly built. But the location is a bit out of the way, and for this area, the price is a little high.
