### Smart Meter Recharging Information Our electricity service utilizes a smart meter system for recharging. The base service fee is 0.75 RM per unit. Typically, the electrical consumption in a room is about 1 unit per hour; depending on individual usage habits, particularly when working from home, the average daily consumption ranges from 5 to 7 units, though this may vary. **After checking in, tenants are required to recharge the smart meter (the community manager will provide assistance)**: - The minimum recharge amount is 52.50 RM, with tenants usually opting for 75 RM (equivalent to 100 units). Please prepare 75 RM for the initial recharge upon check-in. ### Check-in Times - **Monday to Friday**: 11 AM to 5 PM (excluding public holidays). Lunch is from 1 PM to 2 PM. - **Please Note**: Check-in outside of these hours is not permitted. Thank you for your cooperation, and we look forward to your arrival. ### Important Notes 1. Checking in more than 3 days before or after the scheduled date will incur a fee of 150 RM. 2. If you need to move in before the scheduled date or reschedule your moving appointment within 24 hours before check-in, a fee of 150 RM will apply. 3. If you are unable to arrive at the scheduled time, a rescheduling fee of 150 RM will be applied after 15 minutes of delay. ### Tenant Benefits and Discounts 1. **Zero Deposit**: This policy applies to local Malaysians with a lease of 6 or 12 months. 2. S Wi-Fi service is provided. 3. Full room facilities are available. 4. **Weekly Cleaning Service**: Public areas and shared bathrooms are cleaned twice a week. ### Important Reminders 1. **Booking (Management Fee)**: Valid for 1 month; check-in must be completed within this period. No refund will be provided for cancellations. 2. **Payment**: Payment must be completed at least 1 day before check-in; payments cannot be made during the stay. 3. **Room Key Card**: Only 1 card is provided per room. 4. **Personal Items**: Personal items should not be used in public areas and shared bathrooms. 5. **Late Rent Payment**: Late payments will incur penalty fees. 6. **Breach Penalties**: If a local Malaysian violates the contract, a penalty of 2 months rent will be charged; for non-locals, the deposit will not be refunded, and similar parking penalties apply. 7. **Lost Key Card**: A replacement key card will incur a fee of 300 RM. 8. **Security Measures**: CCTV surveillance is in place in public areas, with cameras focused on the entrance. 9. **Use of Apartment Facilities**: Some facilities require booking through an app; tenants may only access facilities that require a key card for entry. 10. **Visitors/Guests**: No visitors or guests are allowed. ### Fee Schedule 1. Contract Fee: 399 RM 2. Two Months’ Deposit 3. Access Card Fee: 150 RM ### Breach Policy Early termination of the contract will result in forfeiting two months rent, and subletting is strictly prohibited.
