Smart Meter Top-Up Information Our electricity service utilizes a smart meter system for top-ups. The basic service fee is 0.75 MYR per unit. Typically, the electricity consumption of a room is about 1 unit per hour, with an average daily consumption ranging from 5 to 7 units, depending on individual work-from-home situations. After moving in, tenants need to top up the smart meter (the community manager will provide assistance). The minimum top-up amount is 52.50 MYR, and tenants generally choose to top up 75 MYR (equivalent to 100 units). Please prepare 75 MYR for the initial top-up upon check-in. Check-In Times: Monday to Friday: 11 AM to 5 PM (excluding public holidays). There is a lunch break from 1 PM to 2 PM. Check-ins are not accepted outside of these times. Thank you for your understanding and cooperation; we look forward to your arrival. Special Notes: 1. A fee of 150 MYR will be charged if the check-in date exceeds 3 days before or after the contractually specified date. 2. If you need to move in before the check-in date or reschedule your moving appointment within 24 hours of check-in, a fee of 150 MYR is required. 3. If you fail to arrive within the agreed time (more than 15 minutes late), a rescheduling fee of 150 MYR will be charged. Tenant Benefits and Discounts: 1. No Deposit: Available for local Malaysians with a lease term of 6 or 12 months. 2. Wifi: Provides stable internet speed. 3. Fully-furnished rooms. 4. Weekly Cleaning: Public areas and shared bathrooms are cleaned twice weekly. Important Reminders: 1. Booking Management Fee: Valid for 1 month, during which you must check in. Fees are non-refundable in case of cancellation. 2. Payment: Must be completed at least 1 day before check-in; payments are not accepted during the stay. 3. Key Card: Only 1 key card is provided per room. 4. Personal Items: Not allowed in common areas and bathrooms. 5. Late Rent Payments: Will incur penalty fees. 6. Penalties: Local Malaysians violating the contract will incur a penalty of two months’ rent; non-locals will forfeit the deposit for two months. Parking violations will also incur corresponding fines. 7. Lost Key Card: Replacement will incur a fine of 300 MYR. 8. Security Measures: CCTV monitoring is in place in public areas, with cameras facing the entrance. 9. Apartment Facilities: Use requires app reservation; tenants may only access facilities where entry is permitted with the key card. 10. Guests: Visitors or guests are not allowed. Fee Summary: 1.
