**Smart Meter Recharge Instructions**
Our power service uses a smart meter system for recharging, with a basic service fee of 0.75 RM per unit. Typically, each room consumes about 1 unit of electricity per hour, with an average daily consumption usually ranging from 5 to 7 units. This usage may increase depending on the amount of work done from home.
After moving in, tenants are required to recharge the smart meter (the community manager will provide assistance). The minimum recharge amount is 52.50 RM, while tenants generally choose to recharge 75 RM (equivalent to 100 units). Please prepare 75 RM for the initial recharge upon check-in.
**Check-In Hours**
Monday to Friday: 11 AM to 5 PM (excluding public holidays). Lunch break is from 1 PM to 2 PM, and no check-ins will be accepted during this hour. Thank you for your understanding and cooperation. We look forward to your visit.
**Friendly Reminders**
1. A fee of RM150 will be charged for check-ins more than 3 days before or after the contractually specified dates.
2. A fee of RM150 will apply if you wish to move in before the check-in date or reschedule your moving appointment within 24 hours before the check-in.
3. A re-scheduling fee of RM150 will be charged for arrivals not made at the agreed time (for lateness exceeding 15 minutes).
**Tenant Benefits and Discounts**
1. *Zero Deposit*: Available for local Malaysians for lease terms of 6 or 12 months.
2. *Internet Service*: High-speed Wi-Fi is provided.
3. Fully furnished rooms.
4. *Weekly Cleaning*: Public areas and bathrooms are cleaned twice a week.
**Important Notes**
1. *Booking Management Fee*: Valid for 1 month, during which check-in is required. No refunds for cancellations.
2. *Payment*: Payment must be completed at least 1 day before check-in; no payments will be accepted during the stay.
3. *Key Card*: Each room is provided with only 1 key card.
4. *Personal Items*: Personal items are not allowed in public areas and bathrooms.
5. *Late Rent Payments*: Late payments will incur a penalty.
6. *Penalties*: Local Malaysians who violate the contract will be fined 2 months rent; deposit for non-local tenants will not be refunded. Parking fines also apply.
7. *Lost Key Card*: A fine of 300 RM is required for reissuing a key card.
8. *Security Measures*: CCTV surveillance is installed in public areas, monitoring entry points.
9. *Apartment Amenities*: Access must be booked via the application. Facilities requiring a key card for entry can only be accessed with the card.
10. *Visitor Policy*: Visitors are not permitted to enter the apartment.
**Fee Explanation**
1. Contract Fee: 399 RM
2. Deposit: Two months rent
3. Access Card Fee: 150 RM
**Breach of Contract Policy**
In the event of early termination of the contract, two months rent will be forfeited, and subletting is not allowed.
