Officially VerifiedSmart Meter Recharge Instructions Our electricity service operates through a smart meter system. The basic service fee is 0.75 Malaysian Ringgit (RM) per unit. Generally, room usage consumes about 1 unit per hour, with average daily consumption ranging from 5 to 7 units, varying according to individual work-from-home habits. After check-in, tenants need to recharge the smart meter (assistance can be sought from the community manager). The minimum recharge amount is RM 52.50, and tenants typically choose to top up RM 75 (equivalent to 100 units). Please prepare RM 75 for the initial recharge upon check-in. Check-in Hours: Monday to Friday, from 11 AM to 5 PM, excluding public holidays. There is a lunch break from 1 PM to 2 PM. Check-ins are not accepted at other times. Thank you for your understanding and cooperation, and we look forward to your arrival. Important Notes: 1. A fee of RM 150 will be charged if you do not check-in within the contractually stipulated date or within 3 days after it. 2. If you wish to move in before the scheduled check-in date or need to reschedule your check-in appointment within 24 hours prior to check-in, an RM 150 fee will be applicable. 3. A restructuring fee of RM 150 will be charged if you cannot arrive at the agreed time (if late by more than 15 minutes). Tenant Benefits and Discounts: 1. No Deposit: Available for local Malaysian tenants with a lease term of 6 or 12 months. 2. Wifi: Stable internet connection is provided. 3. Fully furnished rooms. 4. Weekly Cleaning: Public areas and communal bathrooms are cleaned twice a week. Important Reminders: 1. Booking Management Fee: Valid for 1 month; you must check-in during this period. If you cancel your stay, the paid fees are non-refundable. 2. Payment Requirement: Payment must be completed at least 1 day before check-in and cannot be made during the stay. 3. Room Key Card: Only 1 key card is issued per room. 4. Personal Belongings: Storing personal items in public areas and communal bathrooms is not allowed. 5. Late Rent Payments: Penalties will apply. 6. Breach Penalty: Local Malaysian tenants who do not comply with the contract will be fined two months' rent; foreign tenants will have their two months' deposit forfeited, with parking fines also applicable. 7. Lost Key Card: A fee of RM 300 is required for key card replacement. 8. Security Measures: CCTV surveillance in public areas covering the entrance. 9. Apartment Facilities: Use of facilities that require app booking is limited; tenants can only access facilities that require card entry. 10. Visitor Policy: No visitors or guests are allowed. Fee Structure: 1. Contract Fee: RM 399. 2. Deposit: Two months' rent. 3. Access Card Fee: RM 150. Breach Policy: Early contract termination will result in the forfeiture of two months' rent, and subletting is not permitted.
