Can you really rent such a good house in London for only 300 pounds?

My friend is studying in London and used to live in Zone 1 or Zone 2. Renting a place there costs a lot every year, and the rent in central London keeps increasing year after year. This apartment is located in Zone 3, which is a bit further away, but it is really convenient here. The lease can start in September or at the end of August. It has direct access to the subway, and it takes less than 30 minutes to reach the school. Moreover, the rent is not high at all. There are many UCL students living here, and everything you need, including food, entertainment, and leisure activities, is very convenient.
