I sincerely advise, especially to those still waiting, if you don't want to get caught up in endless competition and rush to find a place, consider renting first and then transferring if necessary! (Regarding student apartments)
🎟️Most student apartments have cancellation policies that include:
1️⃣Cooling-off period: You can cancel without any penalty within a fixed period after making the reservation (usually 2-7 days, some even up to 14 days).
2️⃣No Place No Pay: You can cancel without any penalty if you haven't received an unconditional offer.
3️⃣No Visa No Pay: You can cancel without any penalty if you haven't obtained a visa.
✨Tips: The above proofs need to be provided to the apartment within 48 hours of obtaining them, and these policies generally apply only to first-year students. Additionally, choosing to change schools is not covered under the cancellation policy.
🎟️If you don't meet the criteria for cancellation, most apartments allow subletting, but you need to be aware of the following:
1️⃣Check if the property you booked allows subletting (this year, cities like Glasgow and Southampton have restrictions on subletting) and whether it is based on market price or contract price.
2️⃣Find out if there is a fee for subletting, usually ranging from £50 to £100.
3️⃣If the rent payment deadline approaches and you haven't found a tenant, you may need to pay the rent first before subletting; otherwise, you may be considered in breach of contract and lose your deposit. The refund will be given after successful subletting, but the timeframe varies depending on the apartment.
4️⃣If you made a reservation without paying a deposit, you cannot simply ignore it if you no longer want it, as the apartment may hold you accountable!
