Cleaning services include common areas, kitchen, and bathrooms, with bi-monthly cleanings. **Payment Methods** - Annual payment with one month’s rent as a deposit. - Two installments with two months rent as deposit (rent prices remain the same). **Deposit** - It is recommended to pay the deposit in RMB. The contract will indicate the amount in RMB, and the actual payment will be the refundable amount, avoiding issues with exchange rate fluctuations. - If paying in HKD is insisted upon, the deposit will only be refunded in HKD upon moving out, and a HKD account must be provided. Our company does not support cross-border transfers for deposit refunds in RMB; please remind students to take note. **Key Payment Dates for Rent** - The first installment of rent is due seven days before the rental start date. - The second installment of rent for those paying in two installments is due within the third month after the rental starts. **Lease Regulations** - All lease contracts are based on a one-year term. For any personal reasons, tenants must pay the full year’s rent (including but not limited to: being assigned accommodation, illness, withdrawal from studies, transferring to another school, or finding the area unsui). Terminating the contract early without payment will be considered a breach of contract, which may lead to police involvement and notification to the school. **Subleasing** - Tenants paying annually may sublease their room once, but must find a new tenant according to the subleasing terms themselves. **No Clubhouse Facilities Provided** **Printing Stamps Requirement** - Due to most landlords being unwilling to pay additional property taxes, individual students will not be provided with printing stamps. **Request for Viewing** - Viewings will be considered starting in August, provided that the current tenant has vacated and the room has been cleaned. - Note: Rooms will not be held during this time; priority will be given to those who pay the deposit first.
