### Accommodation Information 1. **Eligibility for Stay** - Newly enrolled students for the current year or graduates within three years of graduation can apply for accommodation. Roommates must be of the same gender and do not necessarily have to be students from the same university. 2. **Unconditional Deposit Refund Policy** - Contracts can be canceled up to three months before the start date, and the deposit will be refunded unconditionally without any additional charges. 3. **Utilities Fees** - Upon check-in, a prepayment of HKD 3,500 (cash) for the first month’s utilities is required. This fee is not included in the rent and will be settled upon check-out. Any excess usage must be paid, and no remaining balance will be refunded. 4. **Cleaning and Internet Fees** - The cleaning fee is HKD 2,000 per tenant per year (cash), and the internet fee is HKD 500 per tenant per year (cash). Cleaning services will be provided twice a month, covering common areas, the kitchen, and bathrooms. 5. **Payment Methods** - Rent is paid annually with a one-month deposit. - An option to pay in two installments is available, with a two-month deposit, while the rental price remains the same. 6. **Deposit** - It is recommended to pay the deposit in RMB. The contract will specify the amount in RMB, and the same amount will be refunded, avoiding exchange rate issues. - If insisting on using HKD, refunds upon check-out will only be in HKD. Please provide an HKD account, as we will not conduct cross-border transfers for deposit refunds. Students should be reminded of this. 7. **Key Payment Timelines for Rent** - The first installment of rent must be paid seven days before the rental start date. - The second installment of a two-payment option must be paid within three months after the rental start date. 8. **Lease Regulations** - All rental contracts are based on a one-year standard; the full years rent must be paid for any personal reasons (including but not limited to: getting assigned to a dorm, illness, withdrawal from studies, transferring schools, or suddenly feeling the area is unsui). If the contract is terminated for any reason before completion, it will be considered a breach of contract and reported to the relevant authorities. 9. **Subletting** - Tenants paying annually can sublet their room once, following the subletting terms and finding a new tenant independently. 10. **Clubhouse Facilities** - This building does not provide clubhouse or related facilities. 11. **Printing Charges** - Due to most landlords reluctance to bear additional property taxes, printing services (stamping) will not be provided for individual students. 12. **Viewing Requirements** - If wishing to view the property, this will be postponed until August, provided that the current tenant has moved out and the room has been cleaned. - Note: There will be no room holds during this period; priority will be given to those who pay the deposit first.
