### Move-In Notice 1. **Eligibility for Accommodation** - The applicants for accommodation are limited to newly enrolled students for the current year or graduates within three years. Roommates must be of the same gender and do not need to be from the same university. 2. **Deposit Refund Policy** - The contract can be canceled within three months prior to the start of the lease, and the deposit will be fully refunded unconditionally without any additional fees. 3. **Utilities Charges** - Upon move-in, a prepayment of HKD 3,500 for utilities (water, electricity, and gas) is required (in cash). This amount is not included in the rent and will be settled based on actual usage upon moving out. Any excess usage must be paid, and the remaining balance will not be refunded. 4. **Cleaning and Internet Fees** - The annual cleaning fee is HKD 2,000 per person (in cash), and the internet fee is HKD 500 (in cash). The cleaning service includes public areas, kitchen, and restrooms, with cleanings conducted twice a month. 5. **Payment Methods** - Rent is to be paid annually with a security deposit equivalent to one months rent. - natively, a "two-installment payment" option is available with a security deposit equivalent to two months’ rent (the rent amount remains the same). 6. **Deposit Information** - It is recommended to pay the deposit in RMB. The contract will specify the amount in RMB, and refunds will be based on the amount paid, eliminating concerns over exchange rate issues. - If you insist on paying in HKD, refunds upon move-out will only be in HKD. Please provide your HKD account information; our company does not process cross-border RMB deposit refunds, so please inform the students accordingly. 7. **Key Payment Dates** - The first installment of rent must be paid within seven days prior to the start of the lease. - The second installment under the "two-installment payment" option must be paid within the third month after the commencement of the lease. 8. **Lease Term and Rules** - All lease contracts standard at one year, and if terminated for personal reasons, the full years rent must be paid (regardless of reasons such as dormitory issues, illness, withdrawal, or transfer). Terminating the lease midway will be regarded as a breach of contract and will be handled legally. 9. **Subleasing Regulations** - Tenants paying annually may sublease once, but must find new tenants in accordance with subleasing terms at their own discretion. 10. **Facility Information** - No club facilities are provided. 11. **Printing Fee Notification** - Due to most landlords not wishing to incur additional property taxes, individual printing services for students are not provided. 12. **Viewing Requirements** - If a property viewing is required, it can only be arranged in August, provided that the current tenants have moved out and completed room cleaning. - Note: Rooms will not be held during this time; priority will be given to the first person to pay the deposit. **Important Notice** Images and videos are for reference only; actual occupied rooms will vary.
